This position reports to the Contract Compliance Supervisor and acts as the lead point of contact for bulk loan acquisitions and facilitates communication between various business units and third-party sellers.
Job Functions
Daily Contract Activity
- Tracks and manages correspondent agreements, applications, recertifications, financial requests, and other various requests. This includes procuring data from various departments and queries, as well as coordinating with department managers, corporate legal, and senior managers of the Silverton Mortgage division.
- Evaluates, tracks, and proposes amendments to correspondent lending agreements, hedge agreements, nondisclosure agreements, and vendor contract agreement language, as applicable. Provides write-ups, contract proposals, and documentation for review to support and assist Vendor Compliance and Contracts Supervisor or Manager in contract negotiations.
- Monitors contracts for compliance, facilitates execution, and maintains nondisclosure agreements with parties as needed.
- Investigates and monitors correspondent compliance requirements, including impacts on other departments.
- Discusses requirements with department managers to verify compliance with all applicable regulations and guidelines.
- Coordinates with department managers to research, formulate, and provide responses to correspondent investor requests.
- Provides periodic updates of correspondent contract volume, status, and negotiation progress to senior management.
- Develops queries, manipulates data to necessary format, improves processes, and takes on special projects.
- Develops and maintains checklists to satisfy the company’s compliance requirements, including recertifications, seller’s guides, and agreements.
- Verifies VMF and Silverton Mortgage comply with previously executed agreements.
- Facilitates the various business teams and tech in bulk sale and acquisition transactions to verify compliant servicing transfers. Collaborates with business units and tech to meet project deadlines.
- Coordinates all phases of bulk loan acquisitions and serves as the main point of contact before and after the transfer.
- Researches and verifies applicable state and federal deadlines during servicing transfers are met in a timely matter.
- Communicates milestones and deadlines laid forth in the Purchase Agreement to Vanderbilt business units and verifies they are met. Facilitates progress of each phase of the transfer with the business units and communicates progression of the transfer to senior leaders and their teams.
- Escalates issues that may arise during the transfer to the appropriate leaders and works to facilitate resolution of such, as needed.
- Generates transfer letters to borrowers in compliance with all applicable state and federal regulatory deadlines.
- Assists in managing and coordinating contract and Master Service Agreement (MSA) process for Vanderbilt Tier 2 and Tier 3 Vendors and Oracle implementation.
- Coordinates contract negotiations with Corporate Vendor Management Analyst and business departments as needed.
- Assists with Oracle implementation, including contract management and SQM Modules.
- Builds reports of company vendor contract and monitoring information to make recommendations addressing company risk.

QUALIFICATIONS:
- College degree in related field required.
- 2-4 years related experience required.
- Prior experience reviewing compliance requirements and legal contracts is preferred.
- Must be willing to travel as needed (estimated less than 10% of the year).
- Working knowledge of loan applications, closing documents, servicing processes, and financing terminology.
- Proficiency in Word and Excel, including formulas and features.
- Ability to research, build, and run queries and logically understand query definitions.
- Works with all levels of organization utilizing superior communication and technical skills.
- Ability to use various project management platforms and software suites to work in a fast-paced environment with a high level of attention to detail, time management, and organizational skills
- Ability to communicate effectively and efficiently via phone, email, and person to person.
- Capability of gathering facts accurately, analyze causes, evaluate alternate solutions, and arrive at sound conclusions on action to be taken.
