Westgate Management Company is looking for an experienced professional property manager who has a strong background in the Project Based Section 8 Program. Position is overseeing two properties located at the same site in Greensburg, PA, a total of 245 apartment homes (both conventional and Section 8).
The Property Manager is responsible for creating a professional work environment and maintaining compliance with HUD rules and regulations. The best candidate will have excellent communication skills and can provide effective staff leadership while ensuring all ownership goals are met.
Key responsibilities include:
· Ensuring all vacancies are promptly filled and rents are collected according to policy
· Ensuring all compliance/certification/recertification processes are completed timely and accurately
· Maintaining a waiting list and marketing apartment vacancies as needed
· Communicating with residents to ensure they understand the lease, house rules, rent calculations, certification process, etc.
· Performing regular unit inspections to ensure all maintenance and housekeeping issues are addressed
· Monitoring property daily to ensure security issues are addressed, take appropriate and timely action if concerns are noted
· Submit monthly rent vouchers to HUD
· Participate in NSPIRE inspections, Management Occupancy Reviews and other inspections
· Lead, supervise and mentor all staff at the property
· Manager's are expected to be available for emergencies
Requirements:
· HUD experience in the following areas required: Section 8 certification processing, Enterprise Income Verification (EIV) and Real Estate Assessment Center (REAC) standards and inspections and NSPIRE.
· Working knowledge of computers/OneSite RealPage property management software preferred
· COS or similar designation preferred
· Reliable transportation & driver’s license
· Organizational skills
· Ability to work independently & prioritize a busy office
· Must pass a background check and pre-screen drug test.
Salary: Commensurate with experience
