Introduction
Sheffield Haworth is representing a leading global investment management firm in the search for a commercially driven Development Manager to oversee a large-scale mixed-use development schemes. This role will work closely with the German Head of Development to oversee the successful set-up, development, leasing, sale and handover of completed assets. The experienced Development Manager will assume full responsibility for specific properties throughout their development lifecycles.
The initial focus is a large-scale scheme in Berlin, with flexibility where the successful candidate is located within Germany.
About the Role
It is expected that this individual will lead the following activities:
- Set up of a development project from scratch in accordance and collaboration with public policy makers, including program, layouts, positionings, authorisations, design, procurement, marketing strategies, analysis and forecast of performance.
- Management of the development risks and the value creation of the project, management of third-party providers and advisers and notably external development managers.
- Marketing and leasing the site and the individual properties on the site acting as closest representative of the owner; appointment and management of the marketing specialists where applicable
- Keeping responsibility of the project's P&L in order to monitor project's Margin and IRR in real time.
More generally, when project's activities allow:
- Collaborate with the Head of Development on sourcing initiatives targeting developers, public authorities, and landowners.
- Foster a culture among tenants and within the market that sustains high demand, maximises occupancy, and preserves optimal rental values.
This role will require a blend of commercial expertise and hands-on development skills, as the individual will play a pivotal role in managing complex, high-value projects. The primary focus will be a landmark project in Berlin and involves active operational oversight, leasing activities, and collaboration with multiple stakeholders.
Experience
- Engineer or business school degree
- Ca. 10 years of experience of upstream real estate projects in a reputable development company or large private equity venture, with a preference for zoning and permission phases.
- Proven track record of development management, with experience in the office and residential sectors.
- Extensive market knowledge in German Big Cities (Big 7), preferably in Berlin
- Business management understanding and ability to present decisions and strategies to other senior management members and the investment committee.
- Experience and understanding of asset management, commercial and letting constraint.
Skills
- Technical and commercial understanding of development, construction, property management, landlord-tenant law, financial and valuation metrics.
- Sensitivity on the risks of development and in-depth market knowledge.
- Project Management skills.
- Sensibility for Product and Design.
- Fluent in English and German (written & spoken).
