Job Summary:
The Construction Estimator plays a critical role in ensuring the financial and operational success of all projects, from the initial Request for Proposal (RFP) to the awarding of contracts. This position is responsible for accurately estimating costs, materials, labor, and time requirements for residential, multi-family, and light commercial construction projects. The Estimator collaborates closely with team members, vendors, and stakeholders to deliver competitive, detailed, and comprehensive proposals.
REPORTS TO: Vice President, Estimating (VPE)
Key Responsibilities
- Cost Estimation:
- Assess and analyze blueprints, designer drawings, plans, and project documentation to prepare accurate cost estimates.
- Conduct research on labor costs, materials, production timelines, and site-specific challenges.
- Collaboration and Coordination:
- Work with engineers, architects, contractors, property managers, maintenance managers, and suppliers to ensure thorough cost analysis.
- Coordinate with team leaders to align project timelines, progress, and client expectations.
- Present and explain estimates to team leaders and executives, addressing questions and concerns.
- Proposal Development:
- Use estimating software to build competitive proposals, incorporating data analysis, forecasts, and potential cost savings.
- Write detailed scopes of work and budgets when required.
- Negotiate pricing with vendors and subcontractors to secure competitive rates.
- Project Evaluation:
- Review project schedules to ensure alignment with cost projections.
- Analyze market trends, materials, and practices to maintain up-to-date and competitive estimates.
- Track progress and update company software to reflect the latest data.
- Compliance and Quality Assurance:
- Ensure all estimates adhere to company standards, procedures, and compliance requirements.
- Verify vendor quotes and ensure all scope elements are covered in estimates.
Qualifications
- Experience: Minimum of 5 years in residential, multi-family, and light commercial construction.
- Education: Strong knowledge of construction methodology, practices, and estimation metrics.
- Skills:
- Proficiency in construction estimating software and office programs.
- Excellent numerical, analytical, and negotiation skills.
- Strong written and verbal communication abilities.
- Characteristics:
