JOB SUMMARY:
The Construction Superintendent is crucial in all projects, from the beginning of a Request for Proposal (RFP) to the contract award. They work closely with the estimating team, assisting with gathering information, writing job scopes, creating budgets, and coordinating new projects. They also play a crucial role in smoothly transitioning from bidding to Operations. The superintendent manages multiple renovation and construction projects in the multifamily industry, including clubhouse renovations, interior rehabs, exterior paint, roof replacements, and amenity improvements. Extended travel may be required for this role.
ESSENTIAL FUNCTIONS:
- Travel to job sites to gather information on materials needed and labor requirements, identify trades, and capture the overall general conditions.
- Schedule onsite meetings with qualified subcontractors.
- Perform take-offs and measurements.
- Obtain vendor quotes for special order materials.
- Develop new vendor and subcontractor relationships.
- Upload, organize, and update all digital documents and photos (Google Drive/Smart Sheets), specifically regarding documenting site visit details and verbal requests.
- Willingness to assist the Estimating team with multiple tasks.
- Read blueprints and technical documents to prepare estimates.
- Collaborate with engineers, architects, and subcontractors on estimates.
- Review and supervise projects to ensure they adhere to quality control and scope and are finished on time and within budget.
- Manage task lists and construction calendars.
- Supervise crews and trade contractors.
- Ensure work adheres to scope and quality.
- Enforce safety rules and ensure workers have the right tools, knowledge, and materials to perform the job correctly.
- Ensure that all change order requests have been processed correctly.
- Submit subcontract agreements
- Maintain clean and safe working environments.
- Maintain/grow relationships with existing clients.
- Conduct post-project reviews to identify areas for improvement.
- Submit daily project updates and weekly progress reports.
QUALIFICATIONS:
- A minimum of 3 years of estimating and construction site experience is necessary.
- Experience with computers and smartphones
- Experience in reading blueprints/plans
- Demonstrate management skills
- Valid Driver’s License
- Ability to motivate
- Extensive professional experience requiring the ability to communicate effectively as a leader
- Ability to resolve issues arising on construction projects
- Ability to multi-task in a fast-paced environment and set priorities.
- High energy, initiative, persistence, and demonstrated skills as a self-starter
- Ability to effectively communicate with customers and resolve client concerns
- Educational background can be varied – a Bachelor’s degree is preferred but not required
- Ability to travel and stay out of town overnight.
