Position
The Project Manager oversees 2 to 3 in-house construction teams from design through project completion. The project manager must be a proven leader and developer of teams and other leaders. Primary tasks include submitting entitlement and building applications, assisting in-house design and development professionals in obtaining all necessary approvals, and ensuring that budget estimates are accurate and complete while providing the company with the best value. This role involves managing in-house project superintendents, including preconstruction managers, estimators, subcontractors, material procurement personnel, project engineers, interns, and project support staff.
Required Qualifications:
- Minimum Education: Bachelor’s degree in construction management or related field (required).
- Minimum Experience: 5 years of experience in a senior or project manager role overseeing in-house ground-up garden-style properties (required).
- Proficient in Procure (required).
- Proven leader with a track record of developing other leaders. Strong and established ability to build teams and cultivate relationships with fellow leaders (required)

Responsibilities:
Daily responsibilities include, but are not limited to:
- Oversees 2 to 3 multifamily developments.
- Responsible for the oversight of the estimation and construction process for multifamily projects and assist in the establishment of standardized procedures, methods, and processes for estimating.
- Provide regular updates to executive leadership and the construction team of all projects being estimated and expected future projects.
- Will oversee the analysis of past performance on projects and establish estimation standards for all future estimates based on such analysis, assist in the oversight of the historical cost database, and bid management and estimating process.
- Manages and coordinates the people, software, and other resources used to complete the project. Reviews project plans and specifications and coordinates with the team to confirm complete scope.
- Coordinate and provide direction for the development, tracking, and reporting throughout the process.
- Assist with other departments for the execution of the construction contracts. Provide necessary training and direction to assist staff to achieve position advancement.
- Develops a vision for the Company’s project management department, including a multi-year roadmap, aligned with the Company’s business objectives and priorities.
- Works with the Company’s internal Real Estate department to review, conceptualize, analyze, and conduct due diligence on all potential development projects.
- Participate in the in-house design, staffing, compliance, scheduling, construction, budget, and contractual commitments of the Company’s development projects.
- Prepares development costs projections and aids in the preparation of operational revenue and expense projections throughout the duration of all development projects and communicates such projections to the Company’s executive management team and any external development partners.
- Accountable for project schedules and budgets of all development projects and ensures the timely coordination between the Company’s internal and external planning, design, financing, and marketing teams.
- Advise the selection of consulting architects, engineers, and other development consultants.
- Manages the entire governmental approvals process for the Company’s real estate developments (including elements such as zoning, historic planning, community groups, art commission, public works, and building codes, as required), oversee the preparation of all documents, plans, and specifications required in connection with the governmental approvals process, and appears at any required hearings on behalf of the Company.
- Builds and maintains relationships with civic and neighborhood groups, partners, investors, and governmental officials.
- Provides technical advisory services for the construction, acquisition, and opening of all new developments.\
- Tracks, analyzes, and reports capacity metrics, risks, and opportunities to the Company’s executive management team.
- Partners with the Company’s Procurement department to oversee the sourcing and management of the Company’s external real estate and facilities suppliers to ensure the optimal delivery of key contracts and projects.
- Collaborates with members of the Company’s executive management team to align departmental strategy.
- Conducts on-going workplace portfolio assessments to effectively leverage the Company’s footprint and improve the employee and guest experience.
- Utilizes financial skills and acumen to make the best business decisions, engage in negotiations, evaluate issues, and propose solutions.
- Collaborates with the Company’s executive management team and other internal departments to develop and execute the Company’s annual capital improvement plan, including budgeted and emergency capital reserves.
Salary : $150,000 - $185,000
