The role of the Operations Analyst is pivotal in effectively managing properties under 360 Management Group's purview. Key responsibilities include monitoring industry-standard performance indicators to support a high-functioning property management team, enhance tenant satisfaction, and ensure superior property operations.
Reporting directly to the Vice President of Property Operations, the Operations Analyst is expected to possess a strong administrative and project management background, ideally within Low-Income Housing Tax Credits, Housing Choice Vouchers, Low-Income Public Housing, and Rental Assistance Demonstration developments. They should demonstrate the ability to navigate complex affordable housing environments and effectively interact with investors, regulatory authorities, governmental officials, and key stakeholders within Elm City Communities.
This is a full-time, non-exempt position that may require some travel. The Property Operations Coordinator will work a 35-hour workweek, Monday through Friday, from 9 : 00 a.m. to 5 : 00 p.m. Evening and weekend work may be required as job duties demand.
Requirements :
- Collaborate with the VP of Property Operations and property management team to develop and execute strategies that provide quality housing and services within budget.
- Produce monthly occupancy forecasts, tracking turnover, rent collection, and lease enforcement.
- Responsible for tracking and reporting to investors and regulatory agencies.
- Subject matter expert of our systems of record.
- Serve as a liaison between 360 Management, legal advisors, and Property Managers in eviction and legal matters.
- Ensure accuracy and compliance of administrative plans and documentation, updating as needed.
- Assist with developing and monitoring short- and long-term maintenance plans and capital projects.
- Partner with Property Managers and Resident Services Coordinators to deliver programs that support residents’ health, well-being, and financial independence.
- Represent 360 Management in community engagements, promoting secure and cost-effective property management services.
- Report issues promptly to the VP of Property Operations, recommending appropriate solutions.
- Collaborate with other departments within Elm City Communities to achieve common goals.
- Participate in working groups and committees as assigned.
- Serve as the liaison to the 360 Management Board of Directors.
- Serve as the liaison to the 360 Management and investors, asset managers and vendors.
- Perform additional duties as required.
