Conduct a range of inspections to ensure quality control of homes managed by 360 Property Management
WALK-THROUGH INSPECTIONS
Conduct walk-through inspections of occupied units to ensure the homes are being kept up by tenants and the owner's investment is protected
- Maintain excellent customer service skills, seeking to make tenants feel comfortable and heard
- Look for lease compliance issues and check for:
-Issues with fire prevention systems
-Water and drainage concerns
-The overall appearance of the units
- Schedule monthly walk-throughs in a pattern that makes the most sense to minimize unnecessary driving (example, scheduling northern properties one day, and southern properties on another).
MOVE-IN INSPECTIONS
Conduct a detailed inspection prior to a new tenant moving into a home ensuring that we are delivering a high quality, clean, maintained, and habitable home to our new tenant. These inspections include the following elements:
- Confirm that if move-out work was done after prior tenant moved, all repairs to the unit have been completed
- Inspect all habitable areas of the home including “nooks” (minus crawl space, attic, etc.)
- Ensure all appliances and systems are operational as well as generally clean
- Conduct minor cleaning tasks as needed, such as sweeping flooring if debris tracked in, or minor countertop wipe-downs (Cleaning expectation is tasks taking more than 10-15 minutes will be assigned to a professional cleaner)
- Carry extra lightbulbs and batteries for fixtures and smoke/CO detectors in case they need to be replaced
OTHER CRITERIA OR DUTIES
- Able to work independently and with a team
- Solid, professional customer service skills and mindset
- Strong time-management skills
- Possesses driver’s license and dependable source of transportation (work mileage reimbursement available)
- Possesses "smart” phone for downloading apps used by property management team
- Basic computer skills and ability to learn company-provided systems (email, property management software used to create and update status of work orders, virtual meetings)
- Deliver letters and do routine drive-bys of units as directed
Job Type: Full-time
Pay: $16.50 - $18.50 per hour
