This position is responsible for managing and coordinating the entire construction process from start to finish of each project. The Project Manager performs a key role in project planning, budgeting, identifying the resources needed, contractual requirement, Purchase orders, logs and various other responsibilities as they arise. Will be expected to create the teams, develop the objectives/goals of each, manage insurance, quality of performed work, and assign individual responsibilities. Project accounting functions include managing the budget, tracking team expenses and managing exposure and risk in the project. Must be able to ensure that construction activities move according to a predetermined schedule. Devise the project work plans and make revisions as and when the need arises.
Job Duties and Responsibilities
- Represent 3i in all interactions with internal and external customers
- Understand Scope requirements and can answer pointed questions
- Lead and communicate with Field Supervision, Subcontractors and Vendors to assist with the Project Schedule
- Review, finalize, and Submit monthly payment applications
- Review project contract and documents, confirming budget set up and schedule
- Manage the purchasing and document control process
- Finalize punch list items and procedures
- Perform quality control inspections
- Lead project meetings
- Manage all payments, lien releases, cash flow of project
- Provide all required and necessary manuals, warranties, and as-bulits to project owner
- Manage project close-out
- Review plans and other technical documents
- Perform bid analysis, constructability reviews and permit processing
- Receive, review, forward and track status of submittals
- Track Contracts & Purchase Orders
- Review and Respond to RFIs
- Manage the project permit process
- Project Schedule Adherence

Qualifications
- 5 years of relevant construction experience
- Bachelor’s degree in construction management, Engineering, or a related field
- Proven ability to manage multiple projects/activities in a dynamic, fast-paced environment.
- Superior communication skills
- Has a strong attention to detail, problem-solving skills and ability to meet deadlines
- Strong interpersonal skills and ability to work with and manage cross-functional teams.
