Position Overview:
The Tax Credit Leasing Agent is responsible for leasing residential units in a property that participates in affordable housing programs, specifically the Low-Income Housing Tax Credit (LIHTC) program. This role involves conducting property tours, processing applications, screening tenants, and ensuring compliance with tax credit and fair housing regulations. The Tax Credit Leasing Agent will work to maintain a high occupancy rate, assist prospective tenants, and ensure that the property meets all program requirements.
Key Responsibilities:
Leasing and Tenant Relations:
- Market and promote available units to attract qualified tenants for the property.
- Conduct property tours for prospective tenants, explaining features, pricing, amenities, and the application process.
- Respond to inquiries from prospective tenants via phone, email, or in person and provide detailed information about the property and tax credit qualifications.
- Assist in the application and leasing process, ensuring all required documentation is completed and submitted correctly.
- Follow up with prospective tenants and maintain communication throughout the leasing process.
Tax Credit Program Compliance:
- Screen and qualify tenants based on the eligibility requirements of the LIHTC program, ensuring they meet the program’s income and household size limits.
- Ensure that all tenant applications are processed in compliance with federal, state, and local regulations, including LIHTC, fair housing, and other affordable housing guidelines.
- Assist with tenant certifications and recertifications, ensuring all necessary documentation is submitted on time.
- Track and maintain accurate records of tenant eligibility and compliance with LIHTC regulations, ensuring up-to-date files.
Lease Preparation and Documentation:
- Prepare and execute lease agreements, ensuring all required lease terms, program-specific guidelines, and legal information are included.
- Maintain and organize all leasing files and records, ensuring compliance with company policy and regulatory requirements.
- Help with the preparation of move-in packages, including lease signing, collecting security deposits, and providing tenants with all necessary property information..
Marketing and Outreach:
- Assist with property marketing efforts, including online listings, social media, print advertising, and outreach programs to attract eligible tenants.
- Attend and assist with resident events or outreach programs designed to foster community engagement and maintain a positive property reputation.
Property Inspections and Move-Ins:
- Assist in conducting property inspections for new tenants, move-ins, and move-outs.
- Coordinate with maintenance staff to ensure that units are ready for move-in, meeting all property standards and tax credit requirements.
Qualifications:
Education/Experience:
- High School Diploma or equivalent
- Previous experience in leasing, property management, or affordable housing, particularly with LIHTC properties, is preferred.
- Knowledge of the LIHTC program and compliance requirements is a plus.
- Fair Housing Certification (or willingness to obtain) is preferred.
Skills and Abilities:
- Strong customer service and interpersonal communication skills.
- Knowledge of the leasing process, fair housing regulations, and tax credit compliance.
- Strong organizational skills and attention to detail, with the ability to manage and maintain accurate tenant files.
- Proficient in property management software ( AppFolio) and MS Office Suite.
- Ability to multitask and manage time effectively in a fast-paced environment.
- Ability to maintain confidentiality and handle sensitive tenant information.
Physical Requirements:
- Ability to walk the property and conduct property tours.
- Ability to sit or stand for long periods during office hours.
