HOURS: 12 Hrs. weekly, or as necessary to achieve program objectives, tasks, activities, responsibilities and to effectively document outcome measures and variances
Summary Description of Position: Ensure the physical aspects of the Lake Livingston Village Subdivision are maintained and standards are met with respect to the grounds, amenities, and overall appearance of the community.
ESSENTIAL FUNCTIONS:
· Complete assigned maintenance and porter tasks.
RESPONSIBLITIES:
· Be on site in the community (3) days a week and on emergency basis.
· Inspect the community and remove litter and debris from Common Areas.
· Weekly and post-event cleaning of the pavilion(s), including bathrooms, coffee bar, surfaces, and floors.
· Clean and inspect RV hook-ups.
· Post and remove signs as necessary.
· Maintain Subdivision monuments including light landscaping (e.g., weed removal).
· Perform repairs and handyman projects.
· Minor pest control (e.g., spray insecticide).
· Identify and report hazards or dangers in the community.
· Display a friendly and helpful demeanor to community residents and direct questions and concerns to appropriate Association contacts.
REQUIRED SKILLS/QUALIFICATIONS:
- No specific level of education is required. However, ability to read, write and speak English is required for safety and productivity reasons.
- Knowledge of general maintenance processes and methods.
- Ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit.
- Mobility and flexibility to work in confined spaces and use ladders to heights more than 8 to 9 feet.
- Ability to accurately perform basic to intermediate mathematical functions.
- Ability to stand or walk for long periods of time with frequent bending, lifting and climbing.
- Ability to perform general maintenance repair tasks without endangering oneself or others.
- Knowledge of general handyman repairs and maintenance and ownership of or access to tools and equipment to perform same.
- Ability to safely use tools and general maintenance equipment.
- Attention to detail.
- Hearing and visual ability to observe and detect signs of emergency situations.
- Must successfully pass a criminal background check.
- Must possess a current Texas driver’s license and maintain personal auto insurance.
- Must be able to routinely lift and carry 50lbs a short distance without assistance.
- Must be a self-starter
