Overview
The Maintenance Operations Manager is responsible for managing all on-site maintenance activities and ensuring that service requests from tenants are addressed and completed efficiently.
This candidate will assist the Property Manager with the coordination of maintenance team and outside vendors as well as performing hands on responsibilities of the day to day activities consisting of work orders, unit turnovers, operating and capital expense budgets. The ideal candidate will have strong mechanical skills, be proficient with a variety of hand and power tools, and be capable of troubleshooting and resolving basic maintenance issues independently. The role requires excellent multitasking, attention to detail, and effective communication skills, along with the ability to follow both written and verbal instructions.

Responsibilities
- Ability to work with Property Manager and Finance
- Must be able to compile budgets for turnovers or capital improvements in a timely fashion and to meet budget goals.
- Perform maintenance and repairs to minimize downtime and ensure the smooth operation of the facilities.
- Regularly inspect buildings and equipment to identify potential issues before they become problems.
- Handle basic repairs in areas such as electrical systems, plumbing, drywall, gutter cleaning, painting, and carpentry.
- Perform routine building maintenance, including structural repairs and leak management.
- Ensure all maintenance work is carried out in compliance with safety regulations and standards.
- Manage and oversee the work of external contractors and vendors when necessary.
- Perform and oversee weekly scheduling of maintenance team and management of work orders.
- Preventative and scheduled maintenance: Changing HVAC filters, seasonal maintenance such as gutter cleaning, boiler and plumbing inspections, identifying potential issues in such systems and being able to identify when to assign a vendor to a job, winterizing vacant properties, snow preparation, and more.
- On-Call: Available for emergencies after hours and on weekends.
Qualifications
- Proven experience in multi-family maintenance or a related field.
- Managerial experience required
- Strong leadership abilities, with a self-motivated, proactive approach to work.
- Excellent problem-solving skills and a hands-on approach to troubleshooting.
- Ability to work both independently and as part of a team in a fast-paced environment.
- Strong verbal and written communication skills.
- Technical certifications or relevant training in electrical or mechanical maintenance is a plus.
- Ability to deliver exceptional customer service and a welcoming, friendly atmosphere to apartment tenants, ensuring a positive and supportive living experience.
- Must have valid drivers license
- Must have a vehicle
- Must be computer literate, experience with outlook, word and excel
- Experience with Property management software is a plus
