Business Summary:
The Building Operations Technician is a senior-level position responsible for performing complex maintenance and repair tasks, as well as providing lead direction and training to lower-level technicians. This role involves a wide range of skilled maintenance activities, including HVAC, plumbing, electrical, and safety inspections, while also managing inventory and overseeing contracted services. Additionally, the technician must respond to building emergencies, maintain records, and ensure compliance with safety procedures.
Duties & Responsibilities:
- Serves as the lead role in the operations, repairs, and maintenance of the building.
- Performs a variety of skilled maintenance for the facilities, including, but not limited to, carpentry, painting, plumbing, electrical, HVAC, lighting, boilers, heaters, and appliances. Additionally, such systems as cooling towers; HVAC controls, operation and calibration of pneumatic controls; steam and hot water boilers; kitchen equipment; ice machines; water treatment and testing; air compressor units; emergency generators; domestic water, fire, sewage and storm water pumping systems; fire alarm monitoring systems; building automation computer systems including programming for air conditioning, lighting and emergency backup power; audiovisual systems; voice and data cabling; security systems including access controls and associated door hardware; paging and white noise systems.
- Provides lead direction and training to lower-level technicians; reviews completed work to ensure quality and completeness; provides input to the supervisor on technician’s performance.
- Evaluates assigned work projects, including materials and technician resources needed to perform the work; estimates time, materials, and equipment necessary for the successful completion of projects; acquires necessary resources as appropriate.
- Inspects facilities and grounds for safety and security; identifies and reports hazardous conditions and facility maintenance needs to supervisor.
- Provides recommendations for contracted services; oversees the work of contracted services to ensure compliance with service agreement and work quality consistent with building standards and expectations.
- Monitors inventory, orders supplies, and maintains purchase records within authorized budget.
- Initiates preventative maintenance programs; performs routine and preventative maintenance for building mechanical and structural systems; recommends changes; maintains records via maintenance software.
- Responds to building emergencies and closures including adverse weather.
- A member of the building operations On-Call group.
- Knows and understands all the safety procedures of the building.
- Trains less-skilled technicians on safety procedures related to building operations. Assists in safety inspections.
- Operates a company vehicle and is responsible for its safe operation and reporting any observed maintenance needs.
Requirements, Competencies and Certifications:
- Uses time effectively; anticipates obstacles, adjusts priorities as needs change and keeps others informed of progress.
- Strong written and oral communication.
- Strong time management and organizational skills.
- Strong computer skills using Microsoft products (Outlook, Word, Excel, and Visio).
- Knowledge of hand tools, specialized tools, meters and power tools.
- Knowledge of basic first aid and CPR, certification preferred.
- bility to lift heavy objects of up to 50lbs. Ability to work independently with initiative and discretion within established guidelines.
- Position may require forklift and man-lift driver training and certification.
- Capable of climbing ladders and working at heights.
- Working knowledge of building energy management systems including, but not limited to pneumatic controls, thermal ice storage systems, lighting controls, and backup emergency generators.
- Candidate must have a valid driver’s license for operation of a motor vehicle in Florida and possess an acceptable driving record.
Education & Experience:
- Bachelor’s degree in Engineering or related field and three (3) years of experience.
- High school diploma or equivalent with 7 years of facilities maintenance, construction, or repair experience in a commercial or industrial setting with at least one year of lead or supervisory experience.
- Associate’s degree or Trade School completion with 2 years’ experience working in the facilities maintenance trades (Electrical, Plumbing, HVAC).
- HVAC, Electrical, or Plumbing license or 3-years of experience in a specialized trade (BMS, space planning, drainage, life safety, alarms, cameras, and access control).
- Must possess EPA Universal (608), R-410A, & AL2 Certifications or acquire them within 6 months of employment.
- Must possess certificates for Spill Prevention, Control, and Countermeasure and Above Ground Storage Tank Components or acquire them within 6-months of employment.
- Completion of OSHA 10 training preferred.
Hiring Range: $50,960 - $62,170
This position is also eligible for participation in AAA, Inc.'s Annual Incentive Plan.
