Job Description: Maintenance Technician
The Maintenance Technician will partner with the Community Manager and/or Maintenance Supervisor to ensure the smooth and efficient operation of buildings, building systems, common areas, and other physical assets on the property. The role includes performing a variety of tasks and duties related to maintaining the property and keeping it in excellent condition for residents and guests.
Key Responsibilities:
Building & Systems Maintenance: Work alongside the Community Manager and/or Maintenance Supervisor to regularly inspect, repair, and maintain the buildings and building systems. This includes HVAC, electrical, plumbing, and other essential systems to ensure they are functioning properly.
General Maintenance Duties: Perform hands-on maintenance tasks such as plumbing repairs, electrical work, HVAC system servicing, drywall patching, painting, pressure washing, and welding. Address any maintenance needs promptly to ensure the property remains in excellent working order.
Groundskeeping & Cleanliness: Complete routine grounds work to ensure the property's exterior remains clean and attractive. This includes trash cleanup, sweeping, and pressure washing of sidewalks, parking lots, and other outdoor spaces.
Pool, Spa, & Water Features Maintenance: Perform regular maintenance and inspections of pools, spas, saunas, steam rooms, and other water features. This may include cleaning, balancing chemicals, repairing pumps or heaters, and ensuring proper functioning of water filtration and circulation systems.
Emergency Maintenance: Respond to emergency maintenance issues as needed, providing prompt and effective solutions to minimize disruption to residents and common areas.
Documentation & Reporting: Maintain accurate records of completed maintenance work, including any repairs, inspections, and improvements. Keep the Community Manager and Maintenance Supervisor informed of any issues that require attention or additional resources.
Skills & Qualifications:
- Strong knowledge and hands-on experience in plumbing, electrical, HVAC, painting, drywall repair, and other general maintenance tasks.
- Ability to use tools and equipment safely and effectively.
- Strong attention to detail and problem-solving skills.
- Good communication skills, with the ability to collaborate with team members and residents.
- Physical ability to perform manual labor, including lifting heavy items and working in various weather conditions.
- Previous experience in property maintenance or a related field is preferred.
