JOB HIGHLIGHT
ABFS is seeking a reliable and experienced Superintendent to oversee the daily operations, maintenance, and safety of our property. The ideal candidate will possess a strong working knowledge of building systems, be skilled in basic repairs, and have all required FDNY certifications.
RESPONSIBILITIES
- Manage day-to-day maintenance of the building including plumbing, electrical, HVAC, and general repairs
- Conduct daily inspections of mechanical rooms, common areas, and safety systems
- Ensure compliance with all NYC safety codes and building regulations
- Respond promptly to tenant repair requests and emergencies
- Oversee third-party vendors and contractors as needed
- Maintain records of inspections, repairs, and inventory
- Handle snow removal, trash collection, and seasonal maintenance tasks
- Monitor and maintain fire safety equipment in accordance with FDNY regulations
QUALIFICATIONS
- Minimum 3–5 years experience in building maintenance or superintendent role
- Strong knowledge of building systems: plumbing, electrical, mechanical
- Ability to use basic tools and power equipment
- Excellent communication and organizational skills
- Must be able to lift 25 lbs
Required Certifications:
- S-95, S-12, S-1 Certificate
