The Building Maintenance Technician II performs technical installation and repairs, maintenance of all HOA-owned buildings, property inspections, and related facilities work, including the acquisition and monitoring of required specialized equipment, or mechanical and plumbing operating systems.

- Monitor, repair, install, and perform routine maintenance on all HOA-owned building facilities and associated equipment, including, but not limited to the HVAC, Low voltage electrical, water pumps, generators, carpentry and drywall repair, and other mechanical operating systems. This includes preventative maintenance programs for the above.
- Maintain both routine and specialized maintenance schedules and policies for all operating systems and equipment.
- Present job cost documentation including a material list, labor estimates, and time schedules.
- Diagnose problems under the direction of the Building Maintenance Technician I and make repairs or work with appropriate contractors, consultants, and other repair personnel to resolve issues that arise with the facilities, machinery, or equipment owned by the FAM.
- Develop, maintain, prepare, and provide all necessary and appropriate records and reports on the repair, maintenance, and replacement needs of FAM facilities and equipment.
- Serves as backup for the Building Maintenance Technician I and division personnel.
- Repair, move, or relocate office and facility furniture and equipment as needed.
- Respond to emergencies, including but not limited to; structural problems, equipment failures, plumbing and electrical issues, fire alarms, and power failures at all hours.
- Respond to after-hours emergency calls regarding building security, malfunctioning equipment, or systems, and make or arrange for necessary repairs once approved.
- Monitor and maintain safety equipment, including the FAM fire alarm system in the midrise facility.
- Develop, implement, and maintain records of emergencies and/or equipment failures.
- Perform related tasks as required.
- General construction, carpentry, and remodeling, including methods of construction, appropriate materials, finishes, products, and application procedures.
- Applicable to county and state, building, fire, and electrical codes as a journeyman technician.
- Care, maintenance, and safe operation of assigned equipment.
- Occupational hazards and safety precautions of maintenance work.
- Practices, methods, and materials used in construction, plumbing, and electrical work.

Abilities:
- Operate basic technical diagnostic equipment including but not limited to amp meters, voltage meters, circuit testers, and special diagnostic instruments under the supervision of the Building Maintenance Technician I.
- Diagnose and detect needed repairs and potential problems to structures and equipment including air handlers, HVAC systems, commercial kitchen equipment, elevators, generators, and their components under the supervision of the Building Maintenance Technician I.
- Design and build a variety of projects including but not limited to walls, shelving, sidewalks, pathways, office, and storage spaces.
- Secure information and draft job cost estimates including materials and labor estimates.
