Pay: $153,100.00 annually, plus up to 18% bonus

RESPONSIBILITIES
- Daily operations and maintenance of plumbing, electrical, HVAC, and all other building systems.
- Supervise engineers and maintenance staff including training and personnel development.
- Supervise all building operations and engineering staff to ensure proper planning, organization, and efficiency.
- Manages workflow and creates written and oral reports for upper management.
- Manage operational accounts for building as required and assist in the development of operating and capital budgets.
- Recommend and implement improvements for the preventive maintenance program on an ongoing basis.
- Develop effective building-specific maintenance and safety procedure manuals and enforce compliance.
- Maintain ongoing communication with operations, customers, and vendors.
- Develop specifications, solicit, and administrate maintenance service contracts.
- Coordinate and maintain as-built drawings.
- Assist in resolving maintenance and engineering issues as required.
- Review/Perform preventive maintenance work orders to ensure completion promptly.
- Review dispatch log/maintenance service call reports every week and respond to abnormalities.
- Work cohesively with building engineers on reviewing plans for upcoming tenant improvements and construction job walks, and report any concerns to the Property Manager.
- Responsible for automation system performance and maintenance.
- Research and develop scopes of work for review with management on all work outside standard repairs.
- Ensure building records are maintained as required including all necessary permits.
- Perform special projects as assigned.
- Routinely inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions.
- Implement and administer inventory control programs and purchase supplies.
- Assist with installation and modification of building equipment systems.
- Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
- Coordinate maintenance efforts with outside contractors and technicians.
- Ensure the cleanliness and appearance of all work areas.
- Ensure building engineers are working effectively within their budgets.
- Respond quickly to emergencies
- Comply with all applicable codes, regulations, and governmental agencies having jurisdiction.
- Perform other related duties as required or assigned.
- Work with operations in evaluating job performance of subordinate personnel and identify promotional opportunities.
- Maintain order and discipline among personnel.
- Assume responsibility for collecting recommendations and costs for repairs from outside vendors for review with property management.
- Follow company directives.
MINIMUM REQUIREMENTS
- High School diploma or GED equivalent. 8 years prior experience in building operating and maintaining equipment and systems.
- EPA 608 Certification for refrigeration.
- Strong organization and communication skills.
- Basic computer skills.
- Driver’s license required.
- Proven record of excellent customer service.
