Facilities Manager

Salary range: $75,000 - $80,000/annually

The pay listed is the annual salary range for this position. A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.

Shift: Monday to Friday and On Call for emergencies

Position Details: 
The Facilities Maintenance Supervisor is responsible for overseeing the maintenance and janitorial duties of the facilities.  

Key Responsibilities:

• Responds to customer re quests and maintains positive relationships with all customer and ABM personnel.
• Hands on completion of work requests and PM’s
• Schedules and assigns work responsibilities to employees to meet shift requirements. 
• Monitor shift performance and services                                   
• Requisitions materials, tools, and supplies needed for a job.           
• Administrates preventive maintenance schedule with associated Sub-contractor
• Ensure completion of reactive maintenance/repair schedule via self or sub-contractor
• Records and evaluates preventive maintenance activities and programs.
• Administrates CMMS/Work Order Systems.
• Observes/evaluates corrective maintenance or repair on equipment.
• Obtain quote, create proposals for approval, issue ABM PO’s and financial responsibilities.
• Obtain approvals prior to work execution
• Track costs and spend with weekly review with Manager and client
• Orients and trains employees to perform maintenance activities and tasks.
• Administrates and communicates to employees’ company, and customer's policies and procedures.
• Communicates to manager any information affecting or having the potential to affect customer relations or employee relations.
• Evaluates employee performance.
• Ensures safe work practices and work environment and conducts safety training program.
• Enforces work rules and expected employee behavior.
• Responds to employee requests and assistance in proper methods
• Completes daily, weekly and monthly logs and reports as directed by Manager
• Complies with customer and ABM corporate policies (personnel, accounting, technical service, safety and health, ethical conduct, etc.) communicates to subordinates and ensures subordinate compliance.
• Oversee vendor/sub-contractor work on site, ensuring proper work is done to the quality and safety expectations of ABM and the client.

Qualifications:

• Experience in Manufacturing, production and warehouse spaces.
• Seven years of skilled maintenance work.
• Previous experience supervising 
• Knowledge of the methods, practices and techniques of maintaining building and facilities.
• Knowledge of the equipment, tools and materials used in building maintenance.
• Ability to read and understand blueprints and drawings.
• Ability to keep detailed records of activities performed.
• Progressive roles and responsibilities in supervision, management and support of technical building maintenance and trades personnel.
• Knowledge of HVAC, Electrical. Plumbing systems design, operations, maintenance installation, repairs and retrofits.
• Prior supervisory level responsibility for safety program oversight.
