Job Overview:
Manage the day-to-day financial operations of the residential and commercial property management, including finding and placing qualified tenants, and ensure the property is in good working order.
Establish and maintain a positive and collaborative working relationship with co-workers, tenants and owners.
Responsibilities:
- Understand and carry out all policies in dealing with properties, owners, and tenants.
- Respond regarding all actions that involve or influence properties in an appropriate manner.
- Remain accountable to the owners, the governing agencies and sate.
- Create innovative management plans with operating budgets that describe the anticipated operation of properties each year.
- Prepare schedules for major and long-term physical improvements including preventive maintenance.
- Prepare plans and provide for implementation of special administrative results.
- Organize the operation of properties to produce expected results.
- Establish performance goals for On-Site Managers, maintenance personnel and other supervisory personnel so that each job is directed, with teamwork, toward the objectives of the management and related plans.
- Provide support to on-site personnel who have the responsibility for the day-to-day operation of properties.
- Keep owners advised of significant operational problems and deviations from the plans for properties in a timely manner.
- Oversee collection of income and the management of expenses including tenant receivables and site reports to produce the maximum economic benefit for properties.
- Inspect properties including site files, interior/exterior of buildings, building systems and rentable space.
- Understand and ensure compliance with all governing regulations, codes, and laws as well as other state and local authorities.
- Cooperate with municipal and community agencies.
- Administer day-today implementation of a standard operating procedural manual.
- Maintain good tenant relations by prompt and complete response to tenant problems.
- Prepare reports and respond to requests for information in a timely manner.
- Prepare initial and follow-up correspondence on all matters relating to properties managed.
- Maintain records in a timely and organized manner
- Attend and pass advanced educational courses and seminars as well as participate in local professional related activities.
- Perform collection procedures to include initiating legal proceedings and following through court actions to eviction.
- Ensure adherence to lease requirements.
- Escort prospective tenants through properties and designated units, explain all facets of the properties and management.
- Process rental applications by verifying relevant tenant data such as employment, income, prior rental(s) and rent payment history, and document results accordingly.
- Contact applicants to inform of application status and schedule move-ins and move-outs.
- Prepare tenant leases and related forms.
- Perform other related duties as assigned.
