Right now, we are seeking someone to serve as our next Property Manager with HOA and Residential experience.
The Property Manager position requires a "people person" who is highly meticulous, someone with excellent organizational skills that completes tasks in a timely manner.
The perfect candidate should be honest, flexible, and able to work well with a variety of personality types. Someone that is a team player that has a "Can Do" attitude. Someone that is quick on their feet and willing to roll with changes as they come.
Job Overview :
The day-to-day operations of a portfolio of HOA & Residential properties including but not limited to tenant placement, and daily general maintenance. Communicating with property owners, vendors, tenants, and team to ensure that property goals for occupancy and financial performance are be met or exceeded. The Portfolio may include responsibilities of overseeing Building Owner association management.
Responsibilities :
- Provide financial oversight of Portfolio of properties; tenant rent and expenses
- Tenant relation ensuring adherence to lease terms and
- Perform collections process if the tenant fails to adhere to lease terms and conditions for rent
- Understanding and ensuring compliance with local, regional, state and federal regulations
- Understanding of tenant mix at properties to ensure compatibility
- Maintain, update and review tenant
- Review and approve vendor payments
- Communication of property financial performance on a regular basis to owner
- Daily general maintenance of the property
- Annual Budget preparation
- Physical site inspections to be completed
- Tenant financial reconciliation upon move
- Review lease renewal
- Review LOI and provide feedback to property owner as
- Ensure tenant compliance with Insurance
- Maintain good tenant relations by prompt and timely
- Facilitate as necessary Building Owner Association meeting
- Complete and provide Association demand requests
Knowledge & Skills Needed
Health benefits are available after 30 days of employment for an employee with the option of paying for dependents. 401K plan benefit is available after 1 year of employment with Aborn Powers. This job offers a competitive salary range and mile reimbursement according to California law.
