GENERAL SUMMARY:
The Plant Operations Manager is responsible for the overall maintenance of the facility building and grounds, including carrying out the preventative maintenance program and doing repairs of electrical, plumbing, and mechanical equipment. Responsibilities include supervision of Plant Operations staff, trouble-shooting heating and air-conditioning systems, unit turnovers, remodeling and carpentry work. The position maintains a positive working relationship with residents, family, staff, and vendors. The Plant Operations Manager position is an exempt position and reports to the Administrator.
ESSENTIAL JOB FUNCTIONS:
- Performs and/or is responsible for completing work detailed in the preventative maintenance and safety programs.
- Assures compliance with ACC policies and all applicable federal, state, and local regulations pertaining to building and grounds.
- Responsible for compliance with the requirements of Title XXII and Title XXIV, California Administrative Code, Division 5, Section 3, HCAI, and the office of the State Fire Marshall.
- Consults with Administrator per building, grounds need, priorities for repair and maintenance.
- Performs and/or coordinates tasks that need to be completed for unit turnover.
- Inspects grounds, building exterior and common areas daily in accordance with the preventative maintenance program. Is constantly alert to safety hazards and needed repairs and replacements.
- Is responsible for trouble-shooting malfunctions in plumbing, electrical, HVAC, and other building systems. In consultation with the Administrator, coordinates appropriate contracted services, if necessary.
- Responsible for plumbing installs, repairs, pipe maintenance, fittings, and water & gas fixtures throughout the facility.
- Responsible for minor electrical repairs in the existing electrical systems throughout the facility; replaces motors, belts, pulleys, micro-switches; monitors, repairs, and/or replaces lights and fixtures.
- Handles all carpentry needs including standing wood-working tasks, finish work and light cabinet remodeling.
- Responsible for general maintenance requests including repairs and services, sprinkler system, sprinkler valves, PVC piping, and outside water control valves; performs minor concrete repairs to sidewalks and patios; maintains outside lighting systems of the facility including parking lots and building exteriors; maintains the appearance & curb appeal of the building and grounds.
- Responsible for all tool and equipment maintenance tools.
- Purchases non-capital items required for the general maintenance of the building and grounds.
- Supervises the Maintenance Technician, Housekeeping and Laundry staff; writes and administers annual performance evaluations for Plant Operations Staff.
- Responsible for data entry and reporting for the preventative maintenance program.
- Required to respond to all emergency calls during off-duty hours.
Qualifications
QUALIFICATIONS:
- High school diploma or equivalent G.E.D.
- Minimum two years’ Maintenance Supervisory experience within a Skilled Nursing Facility.
- Graduation from trade school related to electrical, plumbing, and carpentry or completion of a recognized on-the-job training program in a mentioned trade area, preferred.
- A minimum two years’ general building maintenance experience, with emphasis on electrical, plumbing and carpentry.
- Practical experience in HVAC systems, painting, floor care, refrigeration, appliance repair, and grounds maintenance.
- Effective verbal and written English communication skills.
- Knowledge of requirements of Title XXII and Title XXIV, California Administrative Code, Division 5, Section 3, HCAI, and the office of the State Fire Marshall required.
Salary : $75,000 - $85,000
