Facilities Manager
Accurate Services, Inc. is a family-owned and operated contract apparel manufacturer and fulfillment center located in the historic Laurel Lake Mill Building in Fall River, MA. Thriving for decades in the birthplace of the American sewing industry since 1955, we have offered various services including production for the garment industry, product development, warehousing, and distribution.
We are looking for an experienced Facilities Manager who will maintain and oversees the company’s grounds, buildings, and equipment to ensure that the workspace is safe and functional. Duties include the building’s heating and other systems and negotiating contracts with service providers, inspecting facilities to meet safety regulations, and coordinating renovations and updates.
Responsibilities:
- Maintain day-to-day operation of building’s systems, such as HVAC, lighting, and other systems.
- Manage and supervise a small team delegating and overseeing cleaning, waste disposal and maintenance tasks to them.
- Monitor the safety and cleanliness of interior and exterior areas, such as offices, conference rooms, restrooms, eating areas, parking lots and outdoor spaces
- Perform routine and preventive maintenance on facilities and make repairs as needed including HVAC, plumbing, electrical, appliances, elevator, carpentry and boiler systems.
- Schedule routine inspections and emergency repairs with outside vendors and contractors and supervise their work. Maintain a dependable and cost efficient set of contractors to call on when needed. Schedule, set timelines and budgets for contractors and vendors. Solicits bids and negotiates with vendors for goods and services holding them accountable once scheduled.
- Ensure proper security measures for the workplace, including collaborating with security system vendors as/if needed.
- Create reports on maintenance, repairs, safety and other occurrences as requested.
- Prepare facilities for changing weather conditions and ensure that snow is removed, and that safe and ample parking and walking conditions are maintained
- Collaborate with upper management on budgeting for facilities needs
- Plan and coordinate all installations and refurbishments (heat, electricity, telecommunications etc.)
- Inspect building structure to determine the need for repairs or renovations
- Manage the upkeep of equipment and supplies to meet health and safety standards
- Responsible for upkeep and preventive maintenance for the boiler.
- Review utilities consumption and strive to minimize costs
- Oversee service contracts and insurance as required.
- Point of contact for fire alarm and management of fire extinguishers.
- May maintain warehouse and production equipment.
- Occasional on-call
Requirements:
- Proven experience as a facilities manager or relevant position. Excellent mechanical skills.
- Well-versed in technical/engineering operations and facilities management best practices
- Excellent verbal and written communication skills and a proven “team player”.
- Excellent organizational and management skills
- Good analytical/critical thinking
- BSc/BA in facility management, business administration or relevant field desired but not required.
- Relevant professional qualification (e.g. CFM or Electrical) will be an advantage..
- Well organized with good supervisory and management skills
