Manager of Infrastructure and Maintenance
Full Time, Wage $26.00 - $28.00/hour
The Manager, Infrastructure and Maintenance is responsible for all aspects of the day-to-day operations involved with maintaining the physical structures and appearance of all Agency buildings and their grounds in the three-county area. The primary duties include directing the actions of subordinates and/or vendors to make effective code compliant repairs and directly performing tasks needed to maintain Agency operated infrastructure. Tasks include those associated with appliance maintenance, carpentry, masonry, plumbing, painting, heating, electrical, lawn care, snow removal, site security, fire monitoring systems, floor care and other janitorial activity oversight.
These responsibilities include, but are not limited to:
- Immediate supervision of assigned staff including directing workflow and daily assignment, planning projects and ensuring their completion to Agency standard.
- Complete employee performance evaluations and address performance concerns as needed.
- Ensure all direct reports complete required trainings
- Recommends necessary system changes needed to assure that all duties are met and infrastructure is maintained in compliance with NYS code/law and NFPA Life Safety Code standards.
- Have schedule flexibility to ensure completeness of task with minimal impact on operations or participant needs.
- Is directly involved or oversees the actions of others for installation, service and repair of:
- a. Residential appliances
- b. Cabinets, shelves, doors, windows, screens and locksets.
- c. Roof, flooring, walls and furniture
- d. Plumbing fixtures such as sinks, toilets, showers, water heaters and drain lines.
- e. Heating and air conditioning units.
- f. Relocation of furniture and set-up of media devices
- g. Commercial/residential electrical wiring, phone and communications wiring
- h. Electro/mechanical equipment.
- i. Fire and Security systems
- j. Preventative maintenance on Agency equipment and fixed property.
- k. Physical appearance of buildings, structures, grounds and equipment.
7. Responsible for maintaining records in the computerized Maintenance Management System and ensuring the accurate and timely recording of documentation by Technicians.
8. Generating purchase requisitions for needed supplies and materials and reviewing receipts of items purchased by subordinates.
9. Demonstrates a strong level of technical knowledge for a broad band of skills in the maintenance trade. Supervisor provides technical assistance and support to subordinates.
10. Works with the maintenance team to effectively service, repair and perform preventative maintenance on Agency equipment and fixed property. Provides technical instructions to others on the proper methods and techniques for service, repair, and preventative maintenance.
11.Performs periodic inspections of buildings and grounds.
12.Must be proficient with computers and computer software to perform the essential duties of the position. Demonstrates the ability to write clearly and informatively. Edits work for spelling and proper grammar.
13.Other related duties and responsibilities as assigned by manager.
Requirements:QUALIFICATIONS:
- Graduation from High School or equivalency diploma and 5 or more years of practical experience that, in the opinion of the reviewing agency, determines the individual has an expert level of knowledge with multiple trades related to the maintenance field.
- 3 or more years of supervisory experience which includes directing the activities of others in the service, repair, and preventative maintenance field within regulatorily monitored residential and commercial properties.
SPECIAL ADDITIONAL REQUIREMENTS:
- Strong working knowledge of building operations, maintenance and repair procedures, i.e., carpentry, electrical, plumbing, building, heating, air conditioning ventilation, construction principles and grounds keeping. Consistently demonstrates the ability to review projects and devise the comprehensive job plan for completing the task.
- Demonstrates a strong level of knowledge for the requirements of NYS Building Code and NFPA Life Safety Code.
- Is self-directed and consistently demonstrates a sense of urgency and the ability to lead and provide direction to those assigned. At times, may be called upon to review a project, create a job plan, lead and/or direct a crew to complete the project from start to finish.
- Possession of a valid New York State Driver’s License and a good driving record that meets the guidelines of the agency’s insurance carrier.
- May be required to provide own vehicle transportation in the absence of Agency vehicle availability.
- Ability to lift heavy materials/equipment with a minimum of 50 pounds. Position is physically demanding with tasks that include heavy lifting, bending, climbing, reaching and repetitive motion.
- Must provide tools of the trade customarily used in the major trades.
- Must be competent in the use of technical tools, power tools, hand tools, operation of motorized equipment, trailers and vehicles.
- Responsible for following agency safety and health policies, procedures and rules. Ensures others within the department are also following agency safety and health policies, procedures and rules.
Salary : $26 - $28
