Project Manager Job Description:
Acquest Development is seeking a reliable Project Manager to oversee its east coast Florida projects in a timely and cost-effective manner.
The Project Manager will be responsible for overseeing multiple ground-up construction projects simultaneously as the owner representative. This position is accountable for ensuring projects are completed on-time, on budget, and with internal and external communication that meets best practices.
Project Manager Responsibilities:
· Responsible for managing multiple small to large-sized projects simultaneously.
· The role will include upwards of 90% travel regionally, with the potential of traveling to other construction locations based on business needs.
· Coordinate & supervise all aspects of the project from preliminary design to project close out.
· Coordinate communication between all parties to ensure all aspects of the contract are fulfilled.
· Oversee the logistical requirements of the project.
· Ensure work is completed in accordance with construction plans and specifications, to the highest quality standards.
· Delegate and manage work among the project team including project deliverables.
· Complete weekly and monthly reporting is required to communicate project progress.
· Scheduling and adjusting as necessary to meet contracted dates.
· Regularly reviewing schedule, budget, labor, risk, and project plan to ensure work stays on track.
· Setting and maintaining a project budget.
· Provides first approval for all general contractors’ payment applications and validates the collection of all lien waivers.
· Identifies and communicates new ideas and cost saving opportunities to construct or remodel facilities at lower costs.
· Conducting site visits to inspect work, check materials, and ensure staff are following health and safety guidelines.
· Procure and maintain contracts with ownership, subcontractors and vendors.
· Verifies needs, costs, and appropriate backup for all proposed change orders.
· Coordinating with all government and required utility vendors.
· Keeping a balanced budget and coordinating all monthly payment requirements.
· Coordinate maintenance of local holdings with owner’s Property Manager.
Project Manager Job-Specific Competencies:
· Self-starter who can manage tasks assigned to them with minimal supervision.
· Knowledge of design, construction, and renovation techniques.
· Develops and maintains positive relationships with internal and external parties.
· Prepares written materials to meet purpose and audience.
· Ability to organize and conduct group meetings.
· Strong negotiation skills.
· Ability to operate computer software: Microsoft, Excel, Outlook, Project, and Word.
Project Manager Education and Experience:
· 10 years of related experience as a manager or other Construction related disciplines from design phase through implementation and operation.
· 10 years of experience negotiating construction, procurement, and labor contracts.

· Compensation is paid bi-weekly by direct deposit, negotiable based upon experience and expertise.
