What are the responsibilities and job description for the Preconstruction Leader position at Actalent?
Responsibilities
- Participate in presentations to secure new work.
- Maintain detailed knowledge of key Owner and Contractor contract terms and conditions.
- Prepare detailed estimates including general conditions at conceptual, schematic, design development, and construction stages.
- Lead the Value Engineering process to align project scope with clients' budgets.
- Prepare and analyze cost models during Design Development.
- Create subcontractor and material supplier bid lists.
- Lead the solicitation process to ensure proper bid coverage, prepare bid packages, obtain and analyze bids from subcontractors and material vendors.
- Coordinate the assembly of preconstruction material for presentation purposes to the Owner.
- Maintain working knowledge of material unit costs, systems square foot costs, and total building square foot costs.
- Coordinate and lead a team of preconstruction associates on larger projects.
- Stay current on changes and trends in construction methods, materials, costs, wage rates, and working rules.
- Identify and qualify new material suppliers and subcontractors, and update the subcontractor database.
- Participate in preconstruction strategy meetings and lead when directed.
- Assure that a detailed preconstruction and preliminary construction schedule is developed for each estimate.
- Visit ongoing projects to verify the status of estimates versus project status, meet with the project operations team, and view work in place for experience and comparison to the estimate.
- Familiarize with all Policies and Processes related to the position.
- Understand the bid/GMP process as it relates to a project's financial success.
Additional Skills & Qualifications
- 5-10 years of experience in a Preconstruction position successfully completing Design Build or Construction Management at Risk projects.
- Bachelor’s degree in a construction or architecture-related field preferred
- OSHA 30-hour certification preferred.

Pay and Benefits
The pay range for this position is $100000.00 - $180000.00/yr.
