Job Description
We are seeking a mid-level Project Manager to join our team! The candidate will oversee in-house bid coordination for hotels and car washes. We are looking for individuals with 5 years of experience as a Project Manager who have managed a diverse portfolio of commercial projects such as fire houses, medical facilities, retail, hotels, apartments, pharmacies, and multifamily or mixed-use valued $10M . Candidates with ground-up or design-build experience are highly preferred. We are open to experienced PMs or Assistant Project Managers/Project Engineers who have supported large projects and are interested in moving into a Project Manager role.
Responsibilities
- Coordinate all activities with the Superintendent and project team.
- Own all project finances.
- Organize, understand, and maintain up-to-date contract documents.
- Prepare the project construction schedule in conjunction with the Superintendent and required subcontractor input.
- Coordinate the intent and implementation of the final project budget.
- Issue all subcontracts.
- Plan and schedule projects.
- Prepare a master submittal schedule and submittal log.
- Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.
- Receive, review, document, and administrate the resolution to all project-specific issues.
- Receive, review and process all subcontractor Requests for Information and Requests for Proposal forms.
- Prepare, distribute, and acquire approval of all Owner Change Order Requests.
- Prepare and distribute all subcontractor Change Orders and associated budget revisions.
- Prepare and distribute the monthly Owner Applications for payment.
- Oversight of all project administrative logs and close-out activities.
Essential Skills
- 5 years of experience as a Project Manager.
- Experience managing commercial projects such as fire houses, medical facilities, retail, hotels, apartments, pharmacies, and multifamily or mixed-use valued $10M .
- Proficiency in Microsoft Office.
- Experience in change order and project coordination.
- Ground-up experience on projects valued at $3M .
- Ability to work independently.
Additional Skills & Qualifications
- Commercial PM or APM experience of 2 years.
- Commercial project experience such as hotels, apartments, fire houses, pharmacies, and car washes.
- Willingness to learn and adapt to company processes.
- Experience in site development and construction administration.
Work Environment
The position is based in our Chesapeake office. We are a growing company in Hampton Roads, and we are almost finished building our new office to house a larger office staff. Pay and Benefits
The pay range for this position is $130000.00 - $135000.00/yr.
Great pay, vehicle allowance depending on situation and 50 % benefits paid by company, cell phone, 2 weeks pto that is negotiable and 6 holidays
Workplace Type
This is a fully onsite position in Chesapeake,VA.
