Summary: The Grounds/Maintenance Technician operates and maintains equipment and facilities at an apartment community, including unit maintenance, repair of buildings’ physical structures, and grounds maintenance. Responsibilities include timely and quality maintenance, inventory control, member satisfaction, safety, and program documentation.
The Grounds/Maintenance Technician sets and meets goals and key performance indicators (KPIs) focused on NOI, occupancy, member satisfaction, repair ticket and unit repair solutions, compliance, safety inspections, and customer service response time to maximize property performance and support to members.
Essential Job Duties are performed in strict adherence to Maiker standards, policies, and procedures, and to local, State and Federal laws and regulations. Other duties may be assigned by Maintenance Supervisor and/or Community Manager. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Grounds Maintenance
- Inspect property grounds daily including trash, debris and dog waste pick up
- Sweep sidewalks and parking lots gutters
- Repair basic irrigation issues
- Assist in snow shoveling, plowing, de-icing and removal, as needed
- Operate snow removal equipment to maintain parking lots and sidewalks
- Report ground supply inventory status to Maintenance Supervisor weekly to ensure adequate supply of each stocked item
- Inspect premises for unsafe conditions and correct identified conditions promptly
- As required, be “on-call” for maintenance issues occurring outside normal working hours
Common Area Maintenance
- Clean breezeways and walkways daily including power washing and mopping
- Clean laundry rooms, playgrounds, and public common areas
- Clean interior areas of buildings including vacuuming, buffing, dusting, and sweeping
- Remove all trash, debris, and cobwebs
- Report damaged or missing items from common areas and amenities to Maintenance Supervisor
General Maintenance and Inventory Control
- Perform assigned maintenance work orders and preventative maintenance work orders
- Perform work in a timely manner resulting in quality work and sound service performance
- Maintain accurate records regarding materials used and inventory replacement needs
- Maintain and control parts and supplies inventory in an orderly fashion
Member Satisfaction
- Support members to resolve issues, involve Community Manager for timely resolution as needed
- Interact with members and coworkers in a courteous and professional manner
Safety Requirements
- Participate in staff and safety meetings, and support safety programs
- Study and be aware of Chemical Safety Instructions and Materials Safety Data Sheets (MSDS)
- Ensure that all chemicals received and in stock have instructions and MSDS sheets
- Report any missing MSDS to the Maintenance Supervisor
- Participate in scheduled after-hours on-call maintenance service
Qualifications
Education and Experience
- High school diploma or general education degree (GED); or 1-3 months related experience and/or training; or equivalent combination of education and experience
- On-site multifamily maintenance experience preferred
- Working knowledge of MS Office, including Word, Excel, and Outlook preferred
- Ability to speak English, and to read and interpret English language documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Valid driver’s license and auto insurance

Physical Requirements and Working Conditions
- Stand and walk on hard surfaces, and go up and down stairs
- Use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl
- Talk and hear, and occasionally sit, taste, or smell
- Regularly lift and/or move up to 25 lbs., frequently lift and/or move up to 50 lbs., and occasionally lift and/or move up to 100 lbs.
- Reach to shoulder level and above, and bend at the hips and knees
- Specific vision abilities include close vision, distance vision, color vision, peripheral vision and depth perception
- While performing the duties of this job, the employee is regularly exposed to:
- fumes or airborne particles, toxic or caustic chemicals, risk of electric shock, and working near moving mechanical parts
- outdoor weather conditions, and wet or humid conditions (non-weather)
- Employee is occasionally exposed to work in high, precarious places and work with explosives
- The noise level in the work environment is usually moderate
Salary : $22 - $23
