What are the responsibilities and job description for the Assistant Property Manager (part-time) position at Adams Property Group LLC?
Job Description:
- maintain daily operations of the storage property
- successful conversion of telephone, internet, and walk-in inquiries into rentals
- sales of boxes, locks, and packing material
- manage account receivable process through pursuit of collections, posting of payments, and processing of daily bank deposit
- ensures the company standards of cleanliness & appearance
- marketing to local businesses and apartment managers
- maintain accurate records for each customer including lease, addendums, and correspondence
- perform light repair and maintenance duties, including but not limited to: clean units and interior buildings, wiping down doors, pickup up trash, cleaning hallways, office, and bathrooms
- perform preventive maintenance such as but not limited to: change HVAC filters as required, grease door springs on roll-up doors, oil gate chain as needed, routine maintenance of golf cart
- monitors the physical condition of the property and reports any maintenance issues
- oversee contractors and third-party vendor’s work
- keeps foreclosure documentation organized and accurate, following company foreclosure checklist and set guidelines
- assist with the auction process
- manage truck rentals, reservations, truck/trailer parking, and routine maintenance
Job Requirements:
- Excellent communication skills both on the phone and in-person
- Works well in a team setting or independently
- Has good organizational skills and basic bookkeeping
- Knowledge of computers is a must (Microsoft Office, Outlook, Etc.)
- Valid driver's license and insurance with access to reliable transportation
- Openwork availability, including weekends and some holidays
- Ability & willingness to perform light maintenance such as sweeping, mopping, wiping, lifting, etc.
- Willing to travel/work in multiple locations if needed (temporarily)
- Must be eligible to work in the United States
- Must have a High School Diploma/GED equivalent and at least two years of related experience (sales/customer service/leasing/rentals)
- Must be a team player and have strong leadership skills
- Must be profit-driven
- The job requires constant movement and must be able to lift and move 35 lbs. regularly and occasionally up to 50 lbs.
- Must have a clean employment history, criminal history, driving record and pass a drug screen
