We are seeking a responsible, handy and detail-oriented Maintenance Tech to add to our growing facilities team. The ideal candidate will be proactive, resourceful, and capable of independently performing a variety of maintenance tasks and will play a crucial role in contributing to the overall success of the company.
KEY RESPONSIBILITIES
- Manage apartment turnovers by ensuring timely inspection, cleaning, spackling/drywalling, and painting.
- Perform minor plumbing and electrical repairs such as fixing a running toilet or replacing a faulty electrical socket.
- Walk the properties regularly and inspect common areas.
- Ensure contracted vendors (e.g., grass cutting, snow removal, building cleaning) are fulfilling their responsibilities.
- Provide regular updates to the building owner regarding building and tenant issues.
- Investigate and address tenant complaints promptly and courteously.
- Respond to tenant work orders and maintain a log of completed work.
- Maintain inspection logs for sprinkler systems, fire extinguishers, and other building systems to comply with state and federal laws.
- Respond promptly to emergency calls when required.
- Maintain a low noise level during work activities.
- Purchase maintenance supplies with management approval and maintain adequate inventory.
- Ensure garbage and recyclables are properly prepared and placed for pick-up.
REQUIREMENTS
- Prior experience with general building maintenance required.
- Reside within a specified distance from the property and be available for emergencies outside regular hours.
- Responsive to phone calls and able to use email to communicate.
- Possess problem-solving abilities.
- Detail-oriented with good scheduling skills.
- Proficient in safely using tools required for the job.
- Self-motivated and able to work independently.
- Able to show up to work on time with a good attitude.
- Valid driver’s license.
