Job Overview
We are seeking a skilled and dedicated Maintenance Technician to join our Condominium Association in Longboat Key, FL. The ideal candidate will be responsible for performing a variety of maintenance tasks to ensure the smooth operation and upkeep of our property. This role requires a proactive individual with strong technical skills and the ability to work independently.
Job Description:
- General Maintenance: Perform all standard duty maintenance tasks, including:
- Mechanical repair
- Plumbing repair (non-permit required)
- Electrical repair (non-permit required)
- Carpentry
- Repair of structures around the property
- Cleaning of outside furniture, docks, walkways, parking lots, etc.
- Painting
- Third-Party Services Monitoring: Oversee third-party services such as groundskeeping and A/C repair. Provide updates to the property manager and committee chairs/board on the quality of service and coordinate entry to units.
- Maintenance Area Management: Keep the maintenance building and area clean and organized. Properly store or dispose of all hazardous materials and maintain an inventory of all tools.
- Coordination: Work with the Property Manager, Committee Chairs, Board of Directors, and contractors to request proposals, schedule maintenance tasks, set up and tear down for events, and schedule contractor activities.
- Turtle Light Compliance: Install turtle lights from May 1st to October 31st.
- Fire Extinguisher Inspection: Coordinate fire extinguisher inspections.
- Hurricane/Natural Disaster Preparedness: Secure the property for any extreme weather conditions when expected.
Requirements:
- High School diploma or GED (Associate's degree preferred)
- Three or more years of experience in Condominium Association Maintenance
- Background and drug tests required

- Basic computer knowledge, including Outlook, Word, and Excel
- Ability to read and understand schematics, mechanical drawings, and manuals
