Key Responsibilities:
· Review estimate/bid requests and navigate various sites to find potential projects to bid.
· Thoroughly review project plans, specifications, addendums and RFIs to fully understand the scope of work.
· Conduct site visits to assess project conditions and potential challenges.
· Identify any ambiguities or discrepancies in project documents and seek clarification from architects, engineers, and clients.
· Identify potential risks associated with the project.
· Collaborate with project managers, engineers, and sales teams to ensure accurate project scoping and awarded project turnover.
· Special Projects and other duties as assigned.
Quantity Takeoff:
· Utilize Trimble Estimation software to accurately measure and calculate quantities of materials required for the project, including ductwork, piping, equipment, and associated components.
· Develop detailed material lists with unit costs based on current market pricing and quotes.
· Calculate labor hours based on project complexity, productivity rates, and crew composition (foremen, drafting, journeymen, etc).
Subcontractor Procurement:
· Identify and solicit bids from qualified subcontractors for specialized work, such as sheet metal, electric, insulation, balancing, automated temperature controls, etc.
· Evaluate subcontractor proposals and negotiate pricing to ensure cost competitiveness.
Cost Breakdown and Proposal Development:
· Professionally solicit vendors, suppliers and subcontractors.
· Compile all cost elements (materials, labor, equipment, permits, contingencies) into a comprehensive project estimate.
· Ensure all bid paperwork is compiled and executed accurately and timely.
· Prepare detailed bid proposals including project scope, pricing breakdown, and schedule.
· Present proposals to clients, addressing any questions and highlighting the company’s value proposition.
Required Skills and Qualifications:
· Strong understanding of mechanical systems, including HVAC, plumbing, and piping design principles.
· Familiarity with building codes and industry standards.
· Proficiency in reading and interpreting blueprints, specifications, and project documents.
· Expertise in quantity takeoff methods.
· Ability to accurately calculate material and labor costs.
· Experience with developing detailed cost breakdowns and project proposals.
· Self-motivated, highly organized and capable of multi-tasking in a fast-paced work environment.
· Ability to work both autonomously and in collaboration with a group.
· Excellent critical thinking, oral and written communication skills.
· Strong negotiation skills to secure favorable pricing with subcontractors and vendors.
· Understanding of market trends, pricing strategies, and profit margins.
· Ability to identify cost-saving opportunities and optimize project budgets.
· Must be proficient in Microsoft Office, familiar with project scheduling programs, and be very knowledgeable and adaptable to new computer software and technology.
· AutoCAD proficiency a plus (not required).
· Proficiency in TRIMBLE ESTIMATION Estimating Software or equivalent is a MUST.
Education and Experience:
· Bachelor's degree in Engineering, Architecture, Construction Management, or a related field preferred.
· 5 years of experience as a mechanical estimator in the construction industry.
Salary : $90,000 - $120,000
