Maintenance Technician
We are currently seeking an experienced Maintenance Technician to join our team in Santa Ana, CA 92707.

Advanced Property Services Management, Inc (APS) was formed in 1974 to manage C&C Development’s investment property portfolio. We are a full-service property management company that manages affordable multi-family communities, including both family and senior communities. We maintain a commitment to all of our residents, managing properties to the highest standards possible providing a safe place to live. We are looking for a Maintenance Technician to work at a 144-unit property and a few additional local properties in Santa Ana, CA.
About the role:
Maintenance Technician is responsible for maintaining the interior and exterior of the apartment complexes in our portfolio. The maintenance technician must ensure the proper operation of all appliances, heating and cooling units, plumbing, and light fixtures as needed at various property locations.
What you’ll do:
- General Inspection to determine maintenance needs at property
- Respond to tenant maintenance requests in the individual apartment units
- Report incidents and needed repairs promptly
- Install new appliances and dispose of old ones
- Repair appliances and heating/cooling units as needed
- Repair plumbing
- Inspect for cleanliness, trash removal, etc.
- Inspect vacant apartments for water damage, leaks, mold/mildew, etc.
- Exterior light inspections
- Inspect mechanical rooms, pump rooms, etc.
- Inspect roofs for obvious failures of flashing, skylights, debris on roof
- Assist property managers in the management of subcontractors or perform the work normally assigned to a subcontractor based on the skill set of the employee
- Perform maintenance on apartment turnovers before move-in
- Perform preventive maintenance as assigned
- Maintain frequent communication with the property managers & corporate office throughout the day
- Employee provides 24-hour on-call emergency service
- Remove trash from property grounds
- Treat residents, visitors, coworkers, and vendors equally and fairly in accordance with EEO requirements
- Attend staff meetings
- Other duties as assigned
Our ideal candidate:
Education and Experience
- Minimum of High school diploma or equivalent
- 2 years of apartment maintenance experience
- Experience with basic electrical, plumbing, and refrigeration
Skills and Abilities
- Employee must have ability to work independently with little supervision
- Ability to balance multiple priorities
- Bilingual English-Spanish REQUIRED
- Ability to lift up to 50 pounds, reach, stand, climb ladders, bend, pull, push, twist, and kneel
- Must have a valid driver’s license and clean driving record and clean criminal background
- All employees are subject to pre-employment drug testing
- Must have own hand tools and transportation
- Working knowledge of how to use computers
