Job Description
- Implement and manage the contemplated investment strategy for each property.
- Identify value creation opportunities and recommend action plans to senior management to achieve desired results.
- Proactively identify and recommend potential variations from the business plan, including preparing written recommendations to present to senior management, Investment Committee, and investors.
- Implement and supervise capital improvement plans, rehab specifications, and repositioning of properties to maximize the return on invested capital.
- Evaluate and recommend the selective disposition of assets to maximize the return on invested capital.
- Direct, monitor, and report on execution of the leasing strategy and implement necessary adjustments resulting from updated market and property-level data.
- Coordinate and present annual operating budgets, including the cash management strategy.
- Monitor and manage adherence to property budget.
- Report on cash management and projected cash usage and distribution potential by reference to an annual actuals-to-budget template.
- Review the marketing strategy prepared by the marketing team for each property, confirm consistency with the investment strategy and timely execution.
- Actively tour all properties at least once per quarter, and more often as required.
- Provide a proactive plan for addressing any property added to the watch list.
- Produce and/or review periodic internal and external valuations and market forecasts to identify and target both general property management strategies and specific disposition opportunities, and submit recommendations to senior management.
- Prepare and present analysis necessary for senior management to make informed business decisions.
- Prepare and support preparation of required reporting materials for internal and external stakeholders, including preparing responses to investor inquiries for review and approval by senior management.
- Assist the Acquisition Team with property refinancing and recapitalization initiatives.
- Establish and maintain good working relationships with internal and external stakeholders and partners including operating partners, property managers, external service providers, portfolio management, acquisitions, accounting, reporting, and Environmental and Engineering.
- Perform special projects, as assigned.
- May include the supervision of asset managers and real estate analysts.
- Bachelor’s degree in commercial real estate, finance, or equivalent experience in asset and/or property management.
- Eight years of real estate investment management experience.
- Commercial experience and exposure to conventional multifamily.
- Strong financial and cash flow analysis skills.
- Understanding of commercial real estate fundamentals, investment, and market analysis.
- Outstanding written and verbal communication skills.
- Ability to work effectively in a team environment at all levels within the organization.
- Proactive thinker with detail oriented and creative problem-solving approach.
- Excellent organizational skills with attention to detail and accuracy.
