Position Summary

The Project Manager or Senior Project Manager will lead internal and external project teams to produce quality, affordable multi-family apartment homes. Candidate will coordinate housing development projects through pre-development, financing, regulatory/community approvals, design, and construction. Position will report effectively and efficiently to the Director of Housing Development.

Qualifications include but are not limited to:

• Work Experience: A minimum of four years of successful, professional real estate development experience, in multi-family affordable housing development.
• Strong understanding of affordable housing financing.
• Project Leadership: Must have successfully led projects through all development phases, and have demonstrable competency in feasibility analysis, political strategy, architectural design and construction, and in the overall real estate development process. Must have proven ability to complete projects on time, within a set budget, and within quality standards.
• Acquisition: Must have successfully participated in real estate negotiations and acquisitions. Must exhibit an understanding of options for controlling real estate property, and have an in-depth knowledge of related legal contracts.
• Financing: Must illustrate an ability to craft housing development budgets and proforma. Must possess comprehensive knowledge of financial risk and liability mitigation, and show competency in multi-family real estate financing and analysis, including affordable housing finance.
• Financing Programs: Must have direct experience with various funding programs, such as the Low-Income Housing Tax Credit program, state and local housing funding programs, federal funds, and project based rental subsidies.
• Personal Characteristics: Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations. Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.
• A commitment to equitable service to our community, valuing the diversity of everyone's culture, background, and voice is required.

Compensation, Hours & Location

This position has a range of pay of $85,000-$125,000, depending on experience and skillset and if offered a Project Manager of Senior Project Manager position. This full-time position offers mostly Monday-Friday, daytime hours. Typical work schedules are 8:30am-5pm, but there is some flexibility in these hours to accommodate the needs of the position and the staff person. Variations to this schedule may occur given the needs of the position.

This is a hybrid position and will office out of Aeon's Central Office in the North Loop of Minneapolis with regular on-site visits to current, future and potential Aeon properties throughout the Twin Cities. Most weeks this position will be in-person on Tuesdays and Wednesdays. This position may office remotely from time-to-time. When working remotely, the candidate is required to travel to and from Aeon properties for urgent or unplanned matters and for regularly planned on-site visits, trainings, and meetings. As such, candidates must either currently reside in and around the Twin Cities metro area, or plan to relocate prior to a start date with Aeon.
