Schedule: Monday - Friday
Location: Combination of working remotely, conducting site visits at properties in your portfolio, and attending meetings or events at our corporate offices in Portland or Eugene, Oregon.
Reports to: Directors of Property Management
Compensation Package:
- Competitive annual salary DOE
- Monthly transportation allowance of $200.00

Summary: To effectively operate all aspects of a portfolio of properties
Job Responsibilities:
- Comply with all Fair Housing and Equal Housing Opportunities requirements
- Comply with appropriate state landlord/tenant statutes
- Communicate and meet with owners on a consistent basis
- Review, prepare, and finalize monthly financial statements for individual properties
- Review and approve accounts payable in a timely manner
- Prepare annual operating budgets with the involvement of the Property Managers
- Recommend rent increases and concessions
- Audit resident files and ensure they have met the screening criteria
- Monitor delinquent rents and confirm Property Managers are processing evictions as required
- Oversee training of new Property Managers and provide development plans as necessary
- Participate in interviewing candidates
- Review proposals for vendor service contracts including landscaping, pest control, and advertising
- Monitor each property’s strategic advertising plan
- Assist the Director of Property Management with business development requests as applicable
- Conduct periodic staff meetings
- Perform regular property inspections
Qualifications Required:
- Authorization to work in the United States
- High School Diploma or equivalent
- 3 years of Portfolio Manager experience
- 2 years of staff supervision experience
- Proficient in Microsoft Office Applications
- Ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and month end financials and reporting
- Demonstrates teamwork, excellent customer service and communication skills, and ambition for continuous professional development
Qualifications Preferred:
- Experience in Yardi Voyager and CRM software
- Experience in capital projects
Working Conditions:
- Approximately 80% in office environment using a computer and phone
- Approximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, ladders and maneuver walkways
- Ability to carry or move objects weighing up to 20 pounds
- May be required to work nights or weekends for emergencies
