JOB DESCRIPTION

POSITION: Maintenance Technician

REPORTS TO: Property Manager (PM) and/or Assistant PM

A. General Responsibilities

To work jointly with PM to organize, direct and coordinate an efficient maintenance department. Responsible for sensitivity in dealing with resident contracts. In a timely manner, dispatch and complete all resident service requests, under the direction of the PM. To be responsible, along with the PM, for the appearance of the property, the condition and safety of all mechanical rooms, storage and maintenance shops. Be responsible for all company-owned machinery and equipment assigned to the property. To be cost conscious in requisitioning, stocking and inventorying of supplies and materials to minimize waste and theft. to work with the PM and all members of the management team to develop and maintain a good personal and company image. Responsible for handling completion of minor repairs, replacement repair and handling of larger repairs when training and time allow actual work to be done by the supervisor.

B. Specific Duties

1. Daily inspection of the property to insure that all is in order and the property office is aware of any maintenance problems.

2. Responsible for scheduling the dispatching, checking and completion of work orders in a timely manner.

3. Be knowledgeable of supplies, materials and vendors to render assistance to the PM in matters of purchasing.

4. Responsible for key control.

5. Responsible for inventory control.

6. Supervise other maintenance personnel and outside contractors as directed by the PM.

7. Responsible for setting example for other maintenance personnel in matters of dress, appearance, and demeanor.

8. Be available for twenty-four-hour emergency and scheduled “on-call” as directed by PM.

9. Preparation of vacant units for re-rental. Cleaning and painting, as well as repairs, may or may not be required. Supervision of outside painting contractors, if one is hired.

10. Care and upkeep of grounds, including snow removal. Sidewalks and steps should be kept clear of snow and ice, if such service is necessary.

11. To insure the implementation of routine and preventive maintenance for all of the buildings’ mechanical systems.

12. Responsible to maintain the lighting of the property to include resetting of timers consistent with “daylight and dark” hours.

13. Responsible for maintaining reports and logs relative to warranty dates and serial numbers, A/C filter changes, preventive maintenance, as well as maintenance of hand tools, equipment, supplies, etc.

14. Assist PM in establishing priorities for all maintenance functions whether accomplished in-house or by outside contractors and vendors.

15. To assist PM with property inspections.

16. Clean up any dirt or debris in apartments which was created in performance of specific assignment.

17. Assist in heavy cleaning of all common areas including vacuuming and shampooing of all carpeting, washing of floors, cleaning stairways and utility rooms, replacement of light bulbs, cleaning glass, etc., as schedule permits.

18. The PM may request that the supervisor negotiate and supervise regular and special contracts, i.e., garbage removal, exterminating, etc.

19. Preparation of incident reports and reporting to manager any problems or issues relating to management of property.

20. Completing of payroll/time sheet information on a weekly basis, for the maintenance staff under his/her supervision.

21. As directed by the PM, to be directly involved in the formal annual employee evaluating process for the maintenance staff.

22. Vehicle required w/ a current license

23. Must be on emergency call during off- hours including the weekend.

Job Types: Part-time, Contract

Pay: From $18.00 per hour

Expected hours: 15 per week

Schedule:

  • 4 hour shift
  • On call
  • Weekends as needed

Experience:

  • Maintenance: 1 year (Required)

License/Certification:

  • Driver's License (Required)
