AFI is seeking an experienced Construction Project Management Supervisor to oversee and manage capital expense projects across our portfolio. The ideal candidate will bring 10 years of experience in construction project management, strong leadership skills, and commitment to excellence. This role requires significant travel (50-75%) to properties across the United States.
Job Summary
The Capex Supervisor is responsible for leading and completing large-scale capital expense and improvement projects. This includes managing budgets, schedules, and contractors to ensure high-quality results delivered on time and within budget. The ideal candidate will have a strong understanding of construction processes, permitting, and project planning, as well as excellent communication and organizational skills. This role will be directly responsible for directing a team of Field Project Managers to complete various projects and will be held accountable to the profitability of the department as whole.
Job Duties
- Conduct due diligence inspections for potential acquisitions and renovation projects.
- Manage all aspects of construction projects, including planning, budgeting, and contractor coordination.
- Oversee vendor and contractor management, including bid solicitation and negotiation.
- Ensure all work meets contract specifications, local codes, and AFI standards.
- Maintain detailed financial and progress reports for stakeholders.
- Obtain required permits and ensure regulatory compliance.
- Resolve on-site issues efficiently while maintaining positive relationships with contractors and team members.
- Review and approve completed work prior to project close-out.
- Lead projects such as parking lot renovations, roof replacements, signage upgrades, and landscaping improvements.
- Monitor project budgets and expenditures, ensuring cost-effective use of funds.
- Provide weekly updates to owners and internal teams.
Qualifications
- Minimum 10 years of experience in construction project management or a related field.
- Bachelor’s degree in construction management, Engineering, Architecture, or related
- PMP or equivalent certification (Must be willing to earn PMP certification within 90 days of hire date)
- Strong knowledge of construction processes, permitting, and regulatory standards.
- Exceptional leadership and teamwork skills with a positive, solution-focused attitude.
- Proficiency in construction management software and reporting tools.
- Ability to work independently in a fast-paced environment.
- Professional demeanor and excellent interpersonal communication skills.
- Ability and willingness travel 50-75% of the time.
Certifications (Preferred)
- PMP (Project Management Professional)
- OSHA Safety Certifications
Compensation Package
- Pay: $80,000–$110,000 (based on experience)
