Position: BUILDING SUPERINTENDENT
Reports to: Assistant Program Director
Function:
The Building Superintendent has the overall responsibility for the maintenance of the building, supervising maintenance workers and acts as chief administrator of the facility in the absence of the Assistant Shelter Director. The Building Superintendent coordinates program activities, manages the effective implementation of all shift-specific activities and client service functions in consultation with shift supervisors. He/she facilitates and coordinates staff communication and the transfer of information on and between shifts and with other facility units. He/she ensures resident safety, manages crisis and supervises support personnel.
Qualifications
Qualifications:
The incumbent in this position is required to have a High School Diploma, three to five years building engineering and maintenance experience and two years supervisory experience. A working knowledge of building systems and equipment, including boilers, heating systems, air-conditioning, plumbing and electrical systems is required. Also, sprinkler and standpipe certification of fitness, good communication skills and familiarity with city building codes are necessary.
Appropriate building licenses (e.g., fire and safety) and at least three (3) years' experience in a residential care setting or experience in Property Management or Administrative Supervision of buildings housing similar client population.
Prior work experience must include work in an interdisciplinary setting. Experience in client advocacy and emergency service referrals are a must. Previous case management experience a plus. Knowledge of the following issues is highly preferred: Dynamics of homeless families, dynamics of domestic violence, understanding of substance abuse issues, operational procedures of a residential shelter facility.
Principal Activities:
1. Receives work order requests from department heads and does the following:
a. assigns to staff by priority.
b. reviews actual work when completed by staff.
c. logs all work orders as directed.
2. Supervises staff by following up on their specific assignments.
3. Performs maintenance work requiring high level of skills.
4. Coordinates work order activities with the Bureau of Plant Management on a day-to-day basis and in emergencies.
5. Assists the Bureau of Plant Management in the monitoring of heating, ventilating and air conditioning.
6. Responsible for developing plans of correction for deficiencies identified as a result of fire drills, fire inspections, building inspections, etc.
7. Performs such other related duties as may be requested.
Nature and Scope:
The Building Superintendent holds a position and supervises staff in positions not generally associated with social services. It is therefore particularly important that the incumbent understand and convey to subordinates that they are part of an interdisciplinary team and share as a goal, the provision to abused families, of safe and secure shelter and also services necessary to facilitate successful relocation to permanent housing. Maintenance staff are expected to interact with clients in a supportive and positive way, maintaining as high a standard of professionalism as any other staff.
Compensation and Benefits
Base salary range and benefits information for this position are being included in accordance with requirements of New York State and City pay transparency laws. Please note that salaries may vary for different individuals in the same role based on several factors, including but not limited to location of the role, individuals’ competencies, education/professional certifications, qualifications/experience and performance in the role.
Compensation
The base salary compensation being offered for this role is between $50,125 to $55,125.
