JOB SUMMARY: The Mobile Make Ready Team Lead is a hands-on construction and maintenance professional responsible for leading Ashland Greene's mobile make-ready team across multiple properties. This role requires a high level of technical expertise, leadership, and time-management skills to oversee unit turnovers with speed, precision, and quality. The Team Lead ensures all construction and maintenance tasks-ranging from drywall and flooring to electrical and plumbing-are executed efficiently and up to code. The focus is on driving team productivity, minimizing downtime, and delivering high-quality results on tight timelines.

Construction Leadership

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Lead and supervise mobile make-ready technicians across job sites, ensuring effective task delegation, time tracking, and performance.
  • Maintain a high-functioning team culture focused on productivity, communication, and continuous improvement.
  • Provide on-site construction knowledge and mentorship for complex technical work.
  • Preform the work to complete make-ready turns.

Task Management

  • Perform skilled repairs and tasks in areas such as flooring, painting, carpentry, plumbing, electrical, HVAC, appliances, and general building systems.
  • Diagnose issues, troubleshoot problems, and implement effective solutions.

Time And Workflow Management

  • Create efficient daily schedules and optimize repair sequencing to maximize unit turn productivity.
  • Manage multiple active turnovers across different locations, adjusting priorities as needed.

Team And Material Coordination

  • Coordinate materials, tools, and equipment in advance to reduce downtime.
  • Ensure proper use, maintenance, and longevity of tools and resources.

Emergency And Rapid Response

  • Respond swiftly to urgent maintenance issues such as water leaks, power outages, and safety hazards.
  • Prioritize resident and property safety while minimizing disruption.

Quality Assurance

  • Enforce high-quality standards through regular inspection of completed work.
  • Maintain consistency in finish standards across properties.

Safety And Compliance

  • Lead by example in safety practices; ensure team adheres to all OSHA standards and local building codes.
  • Promote a zero-incident culture and ensure all work environments are hazard-free.

Documentation & Reporting

  • Maintain detailed logs of work performed, parts used, and hours spent on each unit.
  • Support operations leadership with data for evaluating team efficiency and resource needs.

Inventory Oversight

  • Track, manage, and replenish materials and supplies to maintain readiness.
  • Identify opportunities to reduce waste and optimize supply usage.

Cross-Functional Collaboration

  • Work closely with property management and leasing teams to align turnover timelines with occupancy goals.
  • Communicate clearly and consistently with all stakeholders.

Education/Experience

  • High school diploma or equivalent; trade school certification or relevant vocational training is a plus.

Competencies

  • Proven track record in maintenance, repairs, or a related field, complemented by robust technical proficiency.
  • Depth of knowledge in plumbing, electrical, HVAC, carpentry, and appliance repairs is crucial.
  • A demonstrated ability to provide effective leadership and team management is essential, accompanied by strong communication and interpersonal skills for seamless collaboration with team members, residents, and external vendors.
  • The candidate must exhibit exceptional organizational and multitasking abilities, enabling them to prioritize tasks, manage time efficiently, and lead a team adeptly under deadlines.
  • Familiarity with safety regulations, building codes, and maintenance best practices is imperative, alongside possessing a valid driver's license and reliable transportation.
