POSITION: LEASING AGENT
Duties
The Leasing Agent is responsible for marketing and leasing apartment units to prospective residents. This includes conducting property tours, engaging with prospects, responding to guest cards, processing applications, and ensuring the highest level of customer service. The Leasing Agent plays a critical role in maintaining occupancy rates and fostering a positive resident experience.
Key Responsibilities
Leasing
- Conduct property tours for prospective residents, showcasing apartment units and amenities.
- Respond to inquiries via phone, email, and walk-ins to provide information on pricing, availability, and the application process.
- Assist prospects in completing rental applications, screening, and ensuring all necessary documentation is collected.
- Follow up with leads and prospects to convert them into signed leases.
- Close leasing deals and ensure all lease paperwork is properly executed.
- Maintain knowledge of current apartment availability, pricing, lease specials, and incentives.
Marketing & Outreach
- Assist in executing marketing strategies, including online listings, social media promotions, and resident events to drive traffic and increase leasing activity.
- Participate in outreach efforts such as attending local community events to increase the visibility of the property.
- Promote and advertise vacant units in accordance with the property’s marketing plan.
Resident Relations
- Provide excellent customer service to current and prospective residents.
- Assist in resident retention programs by building rapport with tenants, handling inquiries, and resolving issues promptly.
- Facilitate smooth move-in and move-out processes by coordinating with maintenance and management teams.
- Address and resolve tenant concerns regarding leasing, move-ins, and other related issues.
Administrative Duties
- Maintain accurate and updated records of leasing activity, application status, and lease renewals in the property management system.
- Ensure timely follow-up on leads and lease renewals.
- Assist with market surveys to remain competitive with local properties and trends.
- Prepare and distribute lease documents, renewal letters, and move-in/move-out notices.
- Assist in ensuring compliance with all fair housing laws and company policies.
Property Inspections
- Conduct walk-through inspections of available units before showings to ensure units are clean, presentable, and ready to lease.
- Regularly inspect model units and ensure they are properly maintained and stocked.
- Monitor common areas and amenities to ensure they are clean, functioning, and attractive for prospective residents.
Qualifications
Education
- High school diploma or GED required; associate’s or bachelor’s degree preferred.
- Real Estate License
Experience
- 2-3 years of experience in leasing.
- Experience in multifamily property management is a plus.
Skills
- Strong interpersonal and communication skills, both written and verbal.
- Sales-oriented with a customer service mindset.
- Proficiency with property management software (e.g., Yardi, AppFolio, RealPage) and Microsoft Office Suite.
- Ability to multitask and manage time effectively.
- Strong attention to detail, especially in handling lease documents and contracts

POSITION: LEASING PROGRAM MANAGER
Duties
We are seeking a highly motivated and organized individual to join our team as a Leasing Program Manager. In this role, you will be responsible for overseeing the leasing program for our multifamily properties, ensuring optimal occupancy rates and tenant satisfaction.
Key Responsibilities
Maintain Internal System for the Multifamily Portfolio, including but not limited to:
- Prioritized by vacancy, notice to vacates, expiring leases and month to month
- Identify properties with leasing commissions
- Maintain tracking of units inspected and confirm they are in ready to show condition (regardless of whether there is an RM)
- Include current rate of tenants vs. market rate
Rental Rates | Portfolio and Market
- Quarterly Comp Reports (by property in order of priority): Provide market rates for comparable buildings
- Determine current tenant rates versus market rates and provide recommendations for adjustments.
- Collaborate with Property Manager to establish rental rate increases
Notice To Vacates
- Set up appointments to inspect each upcoming vacancy for market condition. Establish if units should be cleaned or renovated. This site visit does not replace the Move-out Inspection (Security Deposit Walk-Through)
- Notify Facilities immediately to begin coordinating turning the Suite
- Review ads with Marketing and confirm ads are posted for each upcoming vacancy regardless of whether there is an RM on the property
Upcoming Vacancies
- Contact tenants with expiring leases to discuss renewal options and market rate increases.
- Manage the process for tenants who choose not to renew, including coordinating move-out procedures and notifying Accounting.
- Contact all tenants that have leases expiring in 60 days and confirm a renewal with a market rate increase and provide an updated lease
- Tenants that notify us of non-renewal, begin the same process as a Notice to Vacate and notify Accounting that the last month rent deposit will be applied
- Schedule inspections for upcoming vacancies and coordinate with Facilities for necessary renovations.
- Notify Facilities immediately to begin coordinating turning the Suite
Lead Management | Reporting
- Management / Reporting of inquiries from prospective tenants, including guest cards, emails and phone calls.
- Tracking and follow-up on leads to convert inquiries into visits and leases.
- Management of leasing waitlist across MF portfolio
- Provide support to the Resident Manager Leasing Program including but not limited to: Confirmation that guest cards (if applicable) are being responded to by RM’s and noted in AppFolio to track traffic report, tour management and follow through.
Qualifications
- Bachelor's degree in Business Administration, Real Estate, or related field preferred.
- 2 years of experience in property management or leasing.
- Strong organizational skills and attention to detail.
- Excellent communication and negotiation abilities.
- Proficiency in Microsoft Office Suite and property management software (e.g., AppFolio).
- Ability to work independently and collaboratively in a fast-paced environment.
- Knowledge of fair housing laws and regulations.
