Property Manager for one of Cedar Rapids newest developments!
Key Responsibilities & Essential Functions:
- Manages all aspects of assigned properties including but not limited to advertising and marketing; showings and leasing; collection of monthly fees; annual budget; maintain positive relationships with tenants; answering questions from tenants.
- Manage HOA, including but not limited to advertising and marketing; collection of monthly fees; annual budget; maintain positive relationships with tenants/owners; answering questions from tenants/owners.
- Inspects grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance as needed or requested.
- Meets with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas as needed or requested.
- Solicits and analyzes bids from contractors for repairs, renovations, and maintenance as needed or requested.
- Handles the investigation of complaints, disturbances and violations and assists to resolve problems following management rules and regulations as needed or requested.
- Able to read and understand contracts. Can execute the lease process and forms.
- Comply with industry legal requirements, especially related to Federal and Local Fair Housing Laws as well as Iowa Eviction laws.
- Confer regularly with community association members to ensure their needs are being met as needed or requested.
- Ensures the common areas are maintained and clean and works with maintenance for minor property updates and repairs.
- Remain visible in the business community and in the market place in which the company operates and provide a positive and professional image for the company.
- Proactively establish and maintain effective working team relationships and provide excellent customer service internally and externally.
- Ensure that all customer complaints are documented, acted upon and monitored until issues are settled within their scope of authority.
Job Requirements/Specifications:
- A minimum of 2 years of Property Management experience required
- Previous experience establishing and managing property specific budgets
- Previous experience managing an HOA
- Knowledge and practice with Iowa Eviction Laws, Fair Housing Act
- Real Estate License preferred
- College degree preferred
- Valid driver’s license required
- Minimum 2 years customer service and/or sale experience
- Excellent customer service and communication skills
- Ability to create and maintain positive relationships with residents, vendors, customers, and internal departments
- Ability to resolve conflict and mediate disputes
- Strong time management skills and ability to multi-task and balance conflicting priorities
- Ability to set up systems and remain organized
- Demonstrated ability to handle confidential information appropriately
- Proficient with MS Office (Word, Excel, PowerPoint)
