Airosmith Development is looking for a Site Acquisition Specialist (entry-level) professional who has worked on wireless site development projects and/or a motivated individual with strong desire to learn a new trade. This position is responsible for Site Acquisition duties related to wireless and/or utility projects within various geographic footprints or regions. Site Acquisition duties primarily include site identification, leasing, zoning and permitting.

Responsibilities, include but are not limited to the following:
- Investigates geographic areas to determine the feasibility of site candidates while balancing land use compatibility factors.
- For existing sites/modifications/upgrades, perform file audits to determine existing conditions, client entitlements and course of action for proposed scope of work.
- Research relevant state and local land use and zoning laws and prepare summaries as needed.
- Identifies potential landlords, confirm interest, initial offer(s) and conduct supervised preliminary leasing discussions regarding general lease terms under supervision of direct supervisor/manager.
- Coordinates preparation of title reports, environmental assessments, and any/all other due diligence items necessary for completing real estate transactions.
- Coordinates construction, engineering, legal and other departments as necessary to complete the land use entitlement process.
- To gain experience by observing, attend community meetings and municipal zoning hearings.
- Under the supervision of direct supervisor/manager assists with local municipalities and any other applicable agencies, taking all steps required to obtain the necessary building permits.
- Files all necessary paperwork with county clerk’s office to ensure proper recording of the real estate transaction.
- Assists with ongoing forecasting of dates/completion relating to assigned projects.
- Ensures all records are kept properly.
- Provides weekly status reports.
Requirements:
- A valid state driver's license.
- 1-2 years’ site acquisition, real estate, development, and/or telecommunications experience preferred
- Specialist I: entry-level position.
- No specific telecommunications site acquisition experience required, though site acquisition, real estate, development, and/or telecommunications experience is desirable.
- Experienced in Microsoft 365 Office Suite.
Education:
- Bachelor’s degree required.
