Adventurous Journeys Capital Partners (“AJCP”) is seeking a VP, Asset Management to drive asset and portfolio level performance and support its rapid growth across various investment platforms focused on the hospitality, mixed-use, and single-family rental sectors.

ABOUT THE ROLE

The Vice President will be responsible for supporting the asset management team and ongoing oversight of AJCP’s various investment vehicles. The position will be a key member of a small and diverse-focused team located in Chicago or Nashville with exposure to the entire firm as well as senior leadership, working closely with acquisitions, capital markets, operations, construction, and accounting groups.

WHAT YOU WILL DO

  • Perform asset management duties for the Graduate Hotels portfolio currently comprised of 35 properties across the US and UK - responsible for operational accountability, evaluating and driving property-level operating results, budgets, and forecasts while supporting and guiding a strategy for profit maximization;
  • Drive and oversee alignment amongst development, portfolio management, capital markets, on-property and regional operations teams to execute business plan objectives;
  • Prepare analyses in response to executive team, investor, or other internal requests (e.g. asset valuation, IRR, cash flows, etc.) and monthly, quarterly, yearly portfolio management deliverables, including country specific laws and regulations;
  • Work closely with the senior management of AJ to execute on the portfolio and property-level business plan, capital deployment strategy and growth strategy. Includes optimizing all below-the-line GOP expenses including taxes, insurance, and leases and gaining operating efficiencies across the brand;
  • Prepare presentations and reporting for investors and lenders and participate in equity partner reporting and communications;
  • Oversee maintenance of financial models (in Excel) used for investment decision purposes and analyzing various ROI and re-investment strategies;
  • Assist in coordinating and communicating with lenders, appraisers and consultants on financing matters;
  • Maintain shared resource of asset management due diligence, legal and operating documents and coordinate with necessary internal groups;
  • Responsible for pre-opening activities related to property under direct and indirect oversight;
  • Onboard new investments into the asset management and portfolio management process.

WHO YOU ARE

AJCP is seeking a highly-motivated individual who enjoys working in a fast-paced, but disciplined, entrepreneurial environment. The ideal candidate will have extensive experience in real estate, hotel operations, investment strategy and life cycle. This role also requires the following capabilities :

  • Strong communication skills with ability to manage across diverse stakeholders in a decentralized structure;
  • Advanced analytical, written, and verbal communication skills;
  • Proficient in Microsoft Office, with high expertise in Excel;
  • Strong Financial acumen and comfortable understanding financial statements;
  • Self-motivated, flexible, and detail-oriented;
  • Works well with multiple disciplines within the company as the subject matter expert for specific assets.
  • YOUR QUALIFICATIONS

    Required :

  • At least 8 years of relevant experience;
  • Bachelor’s degree in Real Estate, Hotel Management, or related discipline;
  • Ability to travel up to 25%.
  • Preferred :

  • Experience in Hotel Operations, Finance and Capital Planning;
  • Advanced degree.

    In compliance with local law, we are disclosing the compensations, or range thereof, for roles that will be performed in Illinois. Actual salaries may vary based on various factors including but not limited to location, experience, role and performance. The range listed is just one component of AJCP’s total compensation package for employees. Pay Range : $145,000-$225,000. Other rewards may include annual bonuses. In addition, we provide a variety of benefits to employees, including health insurance coverage, life and disability insurance, a retirement savings plan, paid holidays and paid time off.
