Maintenance Technician

Position Summary:
We are seeking an experienced and dependable Maintenance Technician to join our team at a luxury 26-story condominium consisting of 398 residential units. The ideal candidate will be a self-starter with a strong background in building maintenance and customer service. You will be responsible for ensuring the property is maintained to high standards of functionality, safety, and appearance.

Key Responsibilities:

• Perform regular inspections of building systems, including HVAC, plumbing, electrical, and elevators, to ensure optimal performance.
• Conduct routine maintenance tasks such as painting, drywall repairs, light carpentry, plumbing repairs, electrical work and minor carpentry.
• Tile repairs, replacement, grouting.
• Respond promptly to maintenance requests from residents, resolving issues efficiently and with minimal disruption.
• Monitor and maintain common areas, including lobbies, hallways, recreational facilities, and outdoor spaces, ensuring they are clean, safe, and well-maintained.
• Picking up debris around the property.
• Pool and spa light maintenance.
• Coordinate with external contractors for specialized repairs or large-scale projects; supervise work to ensure it meets building standards and deadlines.
• Maintain detailed records of maintenance activities, including work orders, repairs, and preventive maintenance schedules.
• Assist in emergency situations, providing swift and effective response to issues such as water leaks, power outages, and fire alarms.
• Ensure compliance with safety regulations, including proper use of equipment and adherence to building codes.
• Manage inventory of maintenance supplies and equipment, placing orders as needed to ensure readiness for any tasks.
• Communicate effectively with the property management team and residents, providing updates on maintenance activities and upcoming projects.
• Performs such other duties as may be assigned by Management at its discretion from time to time.

Qualifications:

• 3 years of experience in residential building maintenance.

• Strong knowledge of HVAC, plumbing, electrical, and general building systems.

• Ability to read blueprints, schematics, and equipment manuals.

• Excellent problem-solving skills and attention to detail.

• Strong communication and interpersonal skills for interacting with residents and management.

• EPA Universal Certification and/or other relevant licenses (preferred).

• Ability to lift 50 lbs and perform physical work including climbing ladders and working in confined spaces
