Position Summary:
We are seeking an experienced and dependable Maintenance Technician to join our team at a luxury 26-story condominium consisting of 398 residential units. The ideal candidate will be a self-starter with a strong background in building maintenance and customer service. You will be responsible for ensuring the property is maintained to high standards of functionality, safety, and appearance.
Key Responsibilities:
- Perform regular inspections of building systems, including HVAC, plumbing, electrical, and elevators, to ensure optimal performance.
- Conduct routine maintenance tasks such as painting, drywall repairs, light carpentry, plumbing repairs, electrical work and minor carpentry.
- Tile repairs, replacement, grouting.
- Respond promptly to maintenance requests from residents, resolving issues efficiently and with minimal disruption.
- Monitor and maintain common areas, including lobbies, hallways, recreational facilities, and outdoor spaces, ensuring they are clean, safe, and well-maintained.
- Picking up debris around the property.
- Pool and spa light maintenance.
- Coordinate with external contractors for specialized repairs or large-scale projects; supervise work to ensure it meets building standards and deadlines.
- Maintain detailed records of maintenance activities, including work orders, repairs, and preventive maintenance schedules.
- Assist in emergency situations, providing swift and effective response to issues such as water leaks, power outages, and fire alarms.
- Ensure compliance with safety regulations, including proper use of equipment and adherence to building codes.
- Manage inventory of maintenance supplies and equipment, placing orders as needed to ensure readiness for any tasks.
- Communicate effectively with the property management team and residents, providing updates on maintenance activities and upcoming projects.
- Performs such other duties as may be assigned by Management at its discretion from time to time.
Qualifications:
3 years of experience in residential building maintenance.
Strong knowledge of HVAC, plumbing, electrical, and general building systems.
Ability to read blueprints, schematics, and equipment manuals.
Excellent problem-solving skills and attention to detail.
Strong communication and interpersonal skills for interacting with residents and management.
EPA Universal Certification and/or other relevant licenses (preferred).
Ability to lift 50 lbs and perform physical work including climbing ladders and working in confined spaces
Physical Demands
The Maintenance Tech is required to sit, stand, bend, kneel, reach, stoop, climb, and lift and carry items weighing 50 pounds or less. The position requires manual dexterity, auditory and visual skills, and the ability to follow written and oral instructions and procedures.
