Position Overview: The Senior Accountant is responsible for the accurate and timely preparation/ review of monthly financial statements for an assigned portfolio of complex Condominium/Coop and Homeowners associations following established processes and procedures of the department throughout New York City or Florida. This role works closely with the property manager and resident board members to achieve the community's financial goals and will play a key role in assisting the Financial Reporting leadership in achieving department goals.
Key Responsibilities:
- Responsible for General Ledger Accounting for assigned portfolio of Homeowner Association, Condo/coop buildings.
- Review all financial statements and make all adjustments that are deemed necessary.
- Review the budget to actual variances and present a variance explanation to the board as needed.
- Review and analyze transactions from Accounts Receivables and Accounts Payable to ensure they have been accurately coded and recorded. Identify, investigate, resolve and/or report on discrepancies.
- Identify and research variances or unexplained items on the Income Statement and changes on the Balance Sheet, book adjusting entries and reclasses as appropriate based on analysis.
- Prepare the Financial Statement package within the necessary timelines to meet client due dates and submit for review to the assigned manager.
- Communicating with the Board Treasurer and Board President regarding the financial position
- Strong working knowledge of general ledger, trial balance, accruals (on a cash basis), preparing custom reports and cash flow projections
- Investing client funds as directed by the Board.
- Assist with Budget preparation according to property, company, and department standards.
- Review new property files that have been transferred to AKAM to ensure all required documents are received and ensure all funds are transferred appropriately.
- Assist with the annual audits; analyze and post end-of-year audit entries.
- Respond timely to requests from property and management teams
- Communicate timely any potential issues that may affect the accuracy of the financial statements.
- Timely follow up and resolution of outstanding items and reconciling differences within financial statements.
- Assist on special requests and projects, prepare ad hoc reporting as needed and requested.
- Able to independently conduct financial-related calls and meetings with the Association’s Board of Directors
Requirements & Qualifications:
- Bachelor’s degree in finance or accounting required
- Minimum 3 years’ experience as property accountant or financial analyst within the real estate/or property management industry
- Experience in dealing with the monthly financial statements of Homeowner associations, coops/condos specifically; FL experience a plus
- Must have strong proficiency in Excel and MS Suite programs
- Yardi software experience is a plus
