Preconstruction Manager/Estimator
Salary: $75,000 to $100,000 per year based on experience
Full-time position based in Alamosa, CO; travel rarely required
Mon – Fri, 7 AM to 5 PM
Position Summary: A Preconstruction Manager/Estimator with Alcon Construction will lead the preconstruction services as well as early-stage project planning and estimating. They will provide high-level and detailed budgets, and create the final bid day solution as a key member of our team. Projects include Design Build, Design/Bid/Build or CMGC. An ideal candidate has a vast understanding of building practices and the ability to incorporate those practices into the estimate, has the ability to understand a complete set of construction documents and to see beyond the documents, and has a complete understanding of dollars per unit cost. This person is responsible for ensuring all bid requirements and related deadlines are met. Objectives and Competencies: Typical duties of our Preconstruction Manager/Estimator and competencies include the following:
Identify potential projects for bidding through multiple sources
Review and understand project requirements and customer needs
Prepare take-offs, create accurate scopes of work, qualify subs, solicit bids, and analyze proposals
Obtain multiple bids for each scope of work
Create high-level, detailed, and accurate budgets for proposals
Achieve bid-hit-win ratios
Uphold a professional representation of Alcon to subcontractors and clients
Schedule and lead hand-off meetings for bids won
Create detailed budgets for all projects under contract
Value engineers projects to provide insightful and impactful cost-saving recommendations
Develop historical cost data and updates on a quarterly basis
Develop preliminary project schedules to establish clear timelines
Create and maintain preconstruction schedules while leading effective precon meetings
Anticipates potential challenges such as long lead times, constructability concerns, design errors and omissions and appropriately mitigates risks before construction begins
Understand how to enhance profitability on negotiated cost-plus projects
Reviews final completed job costs compared to bid estimates with PMs
Ability to quickly analyze and compare detailed information for inadequacies
Strong attention to detail
Extremely accurate
Excellent communication skills
Able to manage a fast-paced workload
Experience in multiple construction divisions
Education and Experience: A minimum of 3 years commercial construction estimating experience and leading preconstruction efforts is required. Must be proficient in Microsoft Office, particularly Excel and Word, and possess excellent written and verbal communication skills.
Physical Requirements: This individual will be required to perform desk-required functions for most of the day. Sitting, bending, walking, standing, reaching and filing are required. Travel to visit potential job sites is required. You must be able to lift at least 25 lbs., sit in a vehicle for an extended period and visit construction sites.
