Alexander Rose are partnered with a leading general contractor in New York City to hire a high-performing Director of Preconstruction. This is an opportunity to be a key part of the company's growth strategy in the coming years.
The position comes with the opportunity to fully take over the preconstruction division as the current Director/ VP takes over the company.
RESPONSIBILITIES
- Prime responsibility is management of the entire preconstruction process to ensure a design which meets the clients functional, safety, cost, and schedule requirements without engaging in significant redesign.
- Working through the Support Operations Manager and the Regional Operations Manager, the Sr Preconstruction Executive ensures that all necessary resources, both field and office based, are efficiently utilized for all: estimates, cost trending, value engineering sessions, constructability and coordination reviews, schedules, early procurement, permitting, risk analyses, and planning requirements including the early development of safety, procurement, economic inclusion, quality, BIM execution, project and document controls and commissioning plans to ensure a seamless transition into the construction phase.
- Facilitate preconstruction meetings.
- This level of full service involvement will typically be focused on at risk projects.
- Their ability to manage larger, more logistically or technically challenging preconstruction efforts.
- Manage a variety of delivery methods (CMAR, D/B, IPD), as well has possess the business acumen to understand contractual instruments of service.
- Ability to manage teams
EXPERIENCE/EDUCATION
- Bachelor’s or Master's degree
- 10 years of preconstruction and/or construction management experience in highrise residential or affordable housing sectors
- Or equivalent combination of education and experience
KNOWLEDGE, SKILLS & ABILITIES
- In depth knowledge of design and construction practices and materials
- Exceptional verbal, written, and stand up communication skills
- Working knowledge of estimating, purchasing, and scheduling and project controls
- Highly refined interpersonal and leadership skills
- Strong planning and risk management skills
- Lean construction principles
- Quantity surveying
Salary : $300,000 - $350,000
