Key Responsibilities
Supervision and Leadership:
- Lead and manage a team of maintenance technicians across multiple properties within the region.
- Provide training and support to maintenance staff, to foster a collaborative work environment.
- Oversee all aspects of property maintenance, including routine inspections, repairs, and preventative maintenance initiatives.
- Ensure timely and cost-effective completion of maintenance projects, addressing issues related to HVAC, plumbing, electrical, and general building systems.
- Collaborate with the regional management team to develop and manage the maintenance budget for the assigned properties.
- Monitor and control expenses, seeking cost-effective solutions without compromising quality.
- Establish and maintain relationships with external vendors and contractors.
- Obtain competitive bids for maintenance projects and negotiate contracts to achieve cost savings.
- Ensure all properties within the region comply with safety regulations and industry standards.
- Implement and enforce company policies and procedures related to maintenance operations.
- Address resident maintenance requests promptly and ensure a high level of customer satisfaction.
- Collaborate with the leasing and management teams to resolve resident concerns related to maintenance.
- Minimum of 5 years of experience in property maintenance.
- Strong knowledge of HVAC, plumbing, electrical, and general building systems.
- Proven ability to manage budgets and control expenses.
- Excellent leadership and interpersonal skills.
- Familiarity with relevant local and state regulations related to property maintenance.
- Effective problem-solving abilities and attention to detail.
- Strong communication skills, both written and verbal.
- Ability to travel within the designated region as needed.
- High School Diploma or equivalent (Bachelor's degree in a related field preferred).
