Summary : Provide direction and supervision to housekeeping, maintenance, laundry and security staff to ensure a safe and pristine environment for residents, staff and visitors. Key responsibilities include community project management oversight, maintenance of all building structure and systems including life safety systems, building automation systems, preventive maintenance systems, grounds maintenance, directing all housekeeping and laundry projects and programs and ensuring a safe, secure community for our residents, staff and visitors.
What you will be doing :
- Work collaboratively with Executive Director and team to ensure success in meeting and exceeding community goals in operations, human resources, sales and resident care
- Responsible for staffing, developing and coaching of housekeeping, laundry, maintenance, and security staff, including hiring, training, performance evaluation, functional development and disciplinary action
- Maintain appropriate staffing and scheduling levels at all times to meet business needs; oversee training of all staff
- Partner with Director of Human Resources in execution and leadership of the community Safety Committee
- Advance employee relations strategy to build the right environment to increase employee engagement
- Increase personal growth and development through formal and informal education programs.
- Set departmental goals and work within annual budget expectations
- Oversee maintenance operations for exterior facilities : electrical, refrigeration, plumbing, heating, cooling, structural, ground care, parking areas and other maintenance work
- Manage daily chemical testing of following : boiler, cooling tower, condensate return system, closed / open loops, pool and spa
- Manage, inspect and respond to alarms within the building automation system and fire life safety system
- Direct all housekeeping and laundry projects and programs
- Ensure the highest standards of sanitation, safety, comfort and aesthetics for residents, staff and visitors
- Develop and monitor quality assurance initiatives, conduct building inspections and oversee compliance with regulatory authorities such as OSHA, NFPA and ACHA
- Monitors and coordinates the services performed by outside service contractors
- Prepare statistical data, operating budgets, capital expenditures and reporting systems for Facilities Management department
- Develop and maintains Facilities Management department budget; develop community capital improvement plan
- Oversee capital projects and upgrades. Ensure projects / upgrades meet expectations while not exceeding budget plans
- Continuously monitor / evaluate staffing ratios and patterns; recommend appropriate staffing levels to meet business demands
