Job Description
Working directly with the team responsible for acquisitions, asset management, and development, the associate will be involved in investment activities running from inception/development through disposition, as well as providing support on critical portfolio & reporting initiatives. Due to the firm’s small size and fast growth trajectory, the associate can expect significant responsibility and exposure to all aspects of the real estate investment cycle. Primary responsibilities include, but are not limited to:

o Underwrite new investment opportunities, including property valuation models (utilizing ARGUS and Excel) and modeling complex debt financing and joint-venture waterfall structures
o Research, analyze, and synthesize economic, demographic, and real estate market data (rents, expenses, cap rates, etc.) in support of potential new investments
o Gather, analyze, and summarize equity capital and debt financing options
o Compile and evaluate due diligence materials including market studies, land use opinions, leases, historical operating statements, rent rolls, and property condition and environmental reports
o Prepare investment summaries and related supporting material
o Review, understand, and provide comments to joint-venture and loan agreements
o Collaborate with the team to drive transaction executions and closings

o Asset valuation analysis, scenario models, A/B structure excel modeling
o Prepare periodic budgets, review property operation, cash flow and financial reports, and support investor reporting
o Analyze and provide recommendations on leases and capital projects
o Perform site visits periodically to assess property operations, project status, and local market dynamics
o Collaborate with internal team and JV partners to successfully execute financings, recapitalizations, and dispositions
o Analyze projected cash flows in support of capital draw requests and cash distributions

o Develop financial models for development projects, including pro forma projections, sensitivity analysis, and return on investment calculations.
o Evaluate development proposals and assess risks associated with entitlements, construction, and lease-up.
o Conduct market research and feasibility studies for potential development projects, including analysis of comparable projects, market demand, and competitive landscape.
o Collaborate with architects, engineers, and contractors to ensure projects are on time and within budget.
o Monitor construction progress and provide regular updates to the development team.
o Assist in the entitlement process, including preparing applications and presenting to local authorities.

o Support capital raising including presentation updates, data aggregation and analysis, and answering investor questions on transactions.
Qualifications
· Bachelors or equivalent with strong academic performance; concentration in real estate, finance, or accounting preferred
· 1 - 4 years of acquisitions and/or asset management experience
· Proficiency in complex Argus and Excel cashflow modeling and preparing PowerPoint presentations
· Experience with both commercial (office, industrial, life science, PDR) and residential (multifamily) assets preferred
